- Service Technician
- Position Summary
Develops and maintains a high level of skill in all phases of general maintenance.
Performs general maintenance including plumbing painting electrical HVAC hazardous material abatement apartment turn-over and appliance repairs in accordance with company standards and in conjunction with management staff.
- Job Duties
- Promotes positive proactive customer interactions to make their Irvine Company experience of the highest quality.
- Performs service requests unit turns and preventative maintenance work throughout the community.
- Ensures community common areas and grounds are maintained according to company standards conducts inspections identifies and resolves any hazards.
- Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
- Responsible for inventory of parts and appliances responsible for general maintenance and orderliness of facilities.
- Completes property preventative maintenance and preventative maintenance on required systems and equipment.
- Perform porter functions as necessary.
- Variances in responsibilities may exist by community type
- Smaller Communities
Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
- Larger Communities
- May work on a team that completes maintenance service requests or turnover of apartments
- Minimum Qualifications / Other Expectations
- Valid driver’s license valid vehicle insurance
- Ability to communicate clearly and effectively in English both verbally and in writing. Multilingual ability a plus.
- On call required for after hours emergencies Schedule may require work on weekends holidays and evenings.
- Regular consistent and timely attendance required.
- Ability to move in and out of a variety of positions which include the following: sitting standing walking squatting stair and ladder climbing kneeling belly crawling overhead reaching lifting carrying.
- Ability to push and pull up to 118 lbs of force.
- Ability to lift below waist up to 77 lbs and above waist 45 lbs.
- Must complete and pass pulmonary exam and respirator fit test.
