Job Purpose: Support and work within the Property Services and Housing Teams in making an effective contribution to the delivery of Property/Housing Management which includes void management, tenancy management, estate management and tenancy engagement.

Job Activities:

  • Develop effective working relationships with colleagues, partners and key stakeholders to support the delivery of customer and neighbourhood focused services.
  • Represent the views / interests of both the Association and tenants at Inter Agency Meetings with the SCNI, PSNI, NIHE, Council and other external agencies.
  • Carry out change of tenancy inspections, issue necessary works and ensure works are completed in line with the Association's Policies and Procedures and corporate target times.
  • Assist the Head of Housing to develop bespoke neighbourhood Action Plans.
  • Proactively seek to capture and respond to customer feedback and profiling information through a range of methods.
  • Promote, encourage and support customer involvement and engagement in neighbourhoods.
  • Build and maintain a full knowledge of support services available for customers.
  • Carry out Tenancy Audits to ensure the efficient management of the Association's housing stock.
  • Deal efficiently and effectively with any complaint received to ensure that a quality service is provided to all tenants.
  • Identify and take appropriate action on potential cases of ASB in line with the Association's Policies and Procedures to ensure neighbourhood sustainability.
  • Take responsibility for Estate Management of Schemes, liaising closely with the Maintenance Department to ensure all identified issues are resolved efficiently and satisfactorily.
  • Monitor and report on performance KPIs for Grounds Maintenance, Cleaning and other service contracts and liaise with Contractors to ensure defects are resolved within contractual timeframes.
  • Receive maintenance requests from tenants, staff, and joint management partners, and issue appropriate works orders to appointed contractors.
  • Conduct regular Property Inspections and ensure all conditions of Tenancy are being adhered to and take appropriate action as necessary.
  • Adhere to the Tenants Charter to provide an efficient, effective and professional service to all of the Association's tenants.
  • Encourage, increase and facilitate all levels of Tenant Engagement within the Association's housing stock.
  • Be compliant with the Association's Policies and Procedures.
  • Ensure that the provision of services is compliant with Data Protection Regulation.
  • Consult with tenants throughout the project cycle for Planned Maintenance Programmes and ECM Works.
  • Complete Quality Assurance / Tenant Satisfaction surveys on repair orders.
  • Embrace and participate in own personal development initiatives, identify training opportunities, in order to increase skills and knowledge and ensure that objectives and performance targets are achieved.
  • Undertake any other tasks and duties within the scope and grade of the post as directed by line/management.

Essential Criteria:

  • 5 GCSE's grade C or above.
  • Minimum of 1 year's experience in a housing/property management role.
  • Experience in tenancy management.
  • IT Literate.
  • Excellent interpersonal skills.
  • Full UK driving licence.
