My client is a well-established construction and maintenance contractor with decades of experience delivering works across London and the South East. Operating in sectors such as housing, education, healthcare, and commercial property, they have built a reputation for reliability and quality within the planned maintenance and refurbishment space. The Role We are seeking a Contracts Manager with varied experience across the social housing sector to oversee planned maintenance projects. Scope of works could consist of internal and external refurbishment, fire safety, roofing, and damp & mould works. This is an excellent opportunity for an adaptable all-rounder who enjoys variety and thrives in a dynamic environment. This is primarily an office based role with sporadic site visits dependant on workload and the needs of the client.The succesful applicant must be able to reasonably commute to the Havering office on a regular basis. Key Responsibilities * Oversee and manage multiple planned maintenance projects simultaneously. * Lead and coordinate works in internal and external refurbishment, fire safety, roofing, damp & mould, and other maintenance disciplines. * Ensure projects are delivered on time, within budget, and to the highest standards of compliance. * Carry out site visits to monitor progress, resolve issues, and maintain client satisfaction. * Liaise with subcontractors, suppliers, and clients to ensure smooth project delivery. * Monitor project margins closely and take proactive steps to maximise profitability. * Provide leadership, guidance, and support to site teams as required. Candidate Profile * Strong experience working on social housing refurbishment contracts. * Longevity with current/recent employer. * Commercially aware with a good understanding of margins, cost control, and budgets. * Excellent communication and organisational skills. * Able to work flexibly and adapt to changing contracts and client needs. * Self-motivated with the ability to manage both office-based tasks and on-site responsibilities.
