The role involves Red Book valuations, loan security, portfolio appraisal, and expert witness work across offices, retail, industrial, and development land.

A highly respected real estate consultancy in Manchester is seeking a Commercial Valuation Surveyor at any level from Newly Chartered (MRICS) through to Associate or Director. You will join a thriving valuation team working for a blue-chip client base including lenders, investors, corporate occupiers, and public sector bodies. This role offers exceptional career progression, with a clear pathway to equity partnership for the right candidate at Director level.

Key Responsibilities:
  • Valuation Delivery: Undertake Red Book valuations for loan security, accounts, acquisition, disposal, and portfolio appraisal purposes.
  • Client Management: Build and maintain relationships with lenders, investors, and corporate clients across the North West.
  • Market Analysis: Provide market-leading commentary on commercial property trends across Manchester and the wider North West region.
  • Expert Witness: (For senior candidates) Prepare and present expert witness reports for rent review, lease renewal, and compulsory purchase matters.
  • Business Development: Contribute to winning new instructions, writing proposals, and attending networking events (greater emphasis at Associate/Director level).
  • Mentoring: (For senior candidates) Support and develop graduate and newly qualified surveyors within the team.
  • Compliance: Ensure all valuations comply with RICS Valuation Global Standards (Red Book) and UK regulatory requirements.
What We're Looking For:
  • For Newly Chartered (0-3 years PQE):
    • Qualifications: MRICS (essential), Valuation or Commercial Real Estate pathway.
    • Experience: Completion of APC with valuation exposure. Some experience of Red Book valuations desirable.
    • Skills: Strong numeracy, report writing, and attention to detail. Ambitious and keen to learn.
  • For Associate Level (3-7 years PQE):
    • Experience: Proven track record in commercial valuation across multiple sectors. Comfortable managing your own workload and client relationships.
    • Skills: Ability to supervise junior staff and contribute to fee income.
  • For Director Level (7+ years PQE):
    • Experience: Extensive valuation expertise with a portable client following. Experience in expert witness and complex assets (e.g., development land, infrastructure).
    • Skills: Leadership, business development, and strategic oversight. Ready to step into a leadership role with a view to partnership.

  • Location: Based in or willing to commute to Manchester (portfolio across North West).
