A prestigious property investment and asset management firm is seeking an experienced Estates Manager to oversee a diverse commercial portfolio across London, including offices, retail, and industrial assets. You will take a strategic lead on lease events, asset optimisation, and tenant relationships, working closely with property managers, surveyors, and legal teams. This is a high-autonomy role with a clear route to Senior Estates Manager or Associate Director.
Key Responsibilities- Lease Management: Lead lease renewals, rent reviews, and lease regears under the Landlord & Tenant Act 1954.
- Asset Strategy: Develop and implement asset management plans to maximise rental income, capital value, and occupancy.
- Tenant Engagement: Act as senior point of contact for major tenants, handling complex queries, consents, and disputes.
- Void Management: Minimise vacancy periods through proactive marketing, dilapidations negotiations, and refurbishment planning.
- Financial Oversight: Prepare and manage service charge budgets, approve CapEx, and report on portfolio P&L to investors.
- Compliance: Ensure all properties meet statutory requirements (fire, asbestos, MEES, EPC ratings).
- Team Collaboration: Work alongside property managers, facilities teams, and external solicitors to deliver estate-wide objectives.
- Qualifications: MRICS (essential) ideally Commercial Real Estate, Valuation, or Estates Management pathway.
- Experience: Minimum 4-6 years in estates management, asset management, or commercial property management.
