Are you passionate about real estate investing and driven by understanding what creates value across a portfolio? We’re looking for a Senior Associate, Fund Analyst to join our London‑based Real Estate Investment team! This is a unique opportunity to play a central role in the management of IREEF, our flagship pan-European diversified real estate fund. Working across transactions, asset management, financing, portfolio strategy and investor reporting, you'll gain exposure to the full investment lifecycle while helping shape key investment decisions. This is far more than a modelling role. We're looking for someone who is intellectually curious, commercially minded and confident forming investment views, someone who can turn complex analysis into meaningful investment insights. Key Responsibilities:
- Fund & Portfolio Analysis: Own and continually enhance the fund-level model, including performance forecasting, scenario analysis, and portfolio construction insights. Maintain a forward-looking view of fund performance, identifying key risks and opportunities across sectors and geographies. Support hold/sell recommendations, capital allocation decisions, and broader portfolio strategy initiatives. Deliver fund-level analysis and reporting, including rental and occupancy trends, valuation drivers, performance attribution, and other key portfolio metrics.
- Transactions & Underwriting: Support the underwriting of acquisitions and disposals from a fund-level perspective. Partner with local transaction teams across Europe to evaluate opportunities against fund objectives and investment strategy. Challenge and flex key assumptions within complex financial models, developing downside, upside, and sensitivity scenarios to assess risk and return outcomes. Provide clear, concise, and commercially focused recommendations to support investment decisions.
- Asset Management & Business Planning: Review and challenge asset-level business plans across the portfolio. Collaborate with asset management teams to understand the operational drivers influencing asset performance. Analyse budgets against actual performance, identifying variances, trends, and areas requiring attention. Identify value creation opportunities and potential risks at both asset and portfolio level.
- Fund Strategy & Decision Support: Contribute to investment committee papers, portfolio reviews, and strategic presentations. Translate complex data and analysis into clear, decision-ready insights. Bring independent thinking, commercial judgement, and a constructive challenge mindset to discussions.
- Financing & Structure Awareness: Work closely with finance and structured finance teams to ensure models accurately reflect debt structures, tax considerations, and fund-level mechanics. Understand and evaluate the impact of financing decisions on fund performance, risk profile, and liquidity.
- Investor Reporting: Support the preparation of quarterly investor reports, performance analysis, and investor communications. Clearly articulate the key drivers of fund performance, providing insight into both outcomes and underlying trends.
You'll need to have:
We're looking for someone who combines strong analytical capabilities with curiosity, commercial awareness and a desire to make an impact. Some years of relevant experience (exceptional candidates considered outside this range). Experience in real estate investment, fund management, valuation, advisory or a related field. Strong financial modelling and underwriting skills. Excellent Excel capabilities, including cash flow forecasting and scenario analysis. A solid understanding of real estate investment fundamentals and valuation drivers. Exposure to European real estate markets is advantageous. Experience with tools such as Argus or Forbury is helpful but not essential. A degree in Real Estate, Finance, Economics, Engineering or a related discipline. A strong academic track record. CFA, RICS or CAIA qualifications (or progress towards them) are a plus.
