Location: Turks and Caicos Islands (relocation required)

Project Value: USD 5m+ Construction Projects

Role Overview:

My client is seeking an experienced Senior Quantity Surveyor to join their construction team in Turks and Caicos. The role will be responsible for the full commercial and contractual management of construction projects valued at USD 5 million and above, from pre-contract stages through to final account. The successful candidate will be commercially astute, contractually strong, and capable of operating autonomously within a contractor environment, contributing to both project delivery and overall business performance.

Responsibilities

• Take full ownership of the commercial management of assigned construction projects from award through to final account.
• Prepare and manage project budgets, cost plans, forecasts, and cash flows.
• Monitor project costs, identify risks and opportunities, and implement mitigation strategies.
• Ensure projects are delivered within approved commercial parameters.

Contract Administration

• Manage and administer construction contracts, including variations, extensions of time, claims, and final accounts.
• Ensure compliance with contractual obligations and company commercial procedures.
• Lead the preparation, submission, and negotiation of interim valuations and final accounts.
• Provide contractual advice to project teams and senior management.

Procurement & Subcontract Management

• Lead procurement strategies for subcontractors and suppliers.
• Prepare and issue tender documentation and evaluate commercial returns.
• Negotiate subcontract terms, conditions, and commercial agreements.
• Manage subcontractor payments, variations, and performance.

Reporting & Stakeholder Management

• Produce accurate monthly cost reports, forecasts, and commercial summaries for management.
• Liaise closely with project managers, site teams, consultants, and clients.
• Support senior management with commercial input on new tenders and projects.
• Represent the company in commercial discussions with clients and external stakeholders.

Candidate Requirements

• Minimum 8 years post-graduate experience as a Quantity Surveyor, with strong contractor-side exposure.
• Proven experience managing the full commercial and contractual lifecycle of construction projects valued at USD 5 million+.
• Strong understanding of construction contracts and commercial risk management.
• Experience working on residential and/or commercial projects.
• Confident operating independently in a senior role within a lean project team.
• Strong negotiation, communication, and reporting skills.
• Degree qualified in Quantity Surveying, Commercial Management, or a related discipline.
• Chartered status (RICS or equivalent) is advantageous but not essential.
