Marketing and Lettings Director Reporting to: CEO Growth, Operations, Customer Experience, Design & Brand teams Marketing Executives, Content Producers, External Agencies, Community Managers Cambridge, Hybrid To ensure full property occupancy by attracting high-quality tenants and landlords, and to position the organisation as the most trusted and recognisable co-living brand in its region and beyond. Lettings Performance Oversee the entire lettings lifecycle, including property listing, enquiry management, viewings, and conversions. Ensure all property marketing is delivered with urgency, creativity, and high standards. Recruit, train, and manage internal lettings staff or third-party partners to maximise occupancy rates. Brand Awareness & Positioning Develop and implement a comprehensive brand strategy for the company and any sub-brands. Ensure consistency of brand presentation across all marketing channels and customer touchpoints. Drive inbound landlord leads through SEO, digital ads, LinkedIn, and referrals. Oversee paid marketing campaigns aimed at tenant acquisition across platforms such as Meta, Google, and TikTok. Manage website content, conversion-focused landing pages, and SEO performance. Content & Campaigns Direct the creation of engaging social media, video, and email content. Launch content-driven initiatives such as property tour reels, testimonials, and lifestyle stories. Data, Analytics & Performance Monitor and optimise key performance indicators including CPL, ROAS, occupancy, and conversion rates. Build dashboards and regular reporting systems for all marketing activities. Use data insights to inform strategic and creative decisions. PR & Local Partnerships Manage public relations efforts to increase brand visibility (e.g. award submissions, editorial placements). Build partnerships with universities, employers, estate agents, and community organisations. Motivated by KPIs, revenue, and performance metrics. Creative & Brand-Oriented: Strong understanding of design, content storytelling, and identity. Confident working with marketing data, trends, and insights. Background in lettings, brand development, or start up/scale-up environments. Adaptable & Innovative: Enjoys testing, learning, and improving within a fast-paced setting. You will take ownership of both the marketing and lettings functions, driving results through innovative campaigns, data-informed strategies, and cross-functional collaboration.
