Facilities Manager in Ballymena

Intelligent Maintenance is recruiting a Facilities Manager to take responsibility for the day-to-day delivery of facilities and maintenance services within a large, high-quality hospitality environment in Northern Ireland. This is a full-time, Monday-to-Friday, site-based management role, with responsibility for managing and coordinating an on-site maintenance team that operates across a seven-day rota. The Facilities Manager will have overall responsibility for ensuring the maintenance function is organised, responsive and effectively managed throughout the week. This includes planning and allocating workload, managing planned and reactive maintenance, coordinating specialist subcontractors and ensuring appropriate arrangements are in place for maintenance activity outside the Facilities Manager's normal working hours.

Key Responsibilities

• Manage the day-to-day on-site facilities and maintenance operation
• Lead and manage the maintenance team, including employees working across a seven-day rota
• Plan resources and maintenance coverage to support the requirements of a seven-day hospitality operation
• Allocate, prioritise and monitor maintenance team workloads
• Review and manage reactive maintenance requests
• Manage the delivery of planned preventative maintenance (PPM)
• Coordinate approved specialist subcontractors and service providers
• Ensure jobs are properly recorded, progressed and closed through the site's maintenance management system
• Monitor outstanding and ageing maintenance issues and ensure appropriate follow-up
• Liaise with site management regarding maintenance priorities and operational requirements
• Ensure contractors follow site procedures, including permits, RAMS and access requirements
• Assist with the management of statutory inspections and compliance activities
• Maintain appropriate maintenance records and documentation
• Manage maintenance materials, stock and purchasing requirements
• Ensure appropriate escalation arrangements are in place for urgent maintenance issues occurring outside normal management hours
• Identify recurring defects and opportunities to improve asset reliability and maintenance performance
• Provide regular operational reporting to Intelligent Maintenance management
• Maintain high standards across guest-facing, back-of-house and operational areas

About You

We are particularly interested in candidates who have experience within facilities management, maintenance supervision, building services or property maintenance. You should have:

• Experience managing maintenance activities within a live operational environment
• Good practical understanding of building fabric and building services
• Experience coordinating trades and specialist subcontractors
• Strong organisational and workload-management skills
• The ability to lead and manage a maintenance team
• Experience planning staff workload and resources across a multi-day operation
• Good communication skills and a professional approach when dealing with clients and stakeholders
• Confidence using digital job-management systems
• A practical, problem-solving approach
• The ability to remain organised when priorities change
• A strong focus on completing and closing out work
