Lettings Manager

We manage a high-volume portfolio and pride ourselves on strong standards, compliance, and a modern, professional approach to lettings.\\n As the business continues to grow, we are now looking for an experienced Lettings Manager to take ownership of the day-to-day performance of our lettings team and play a key role in driving results.\\n  \\n The Role\\n  \\n As Lettings Manager, you will be responsible for the operational performance of the lettings department. This is a senior hands-on role, leading the team, improving conversion and occupancy, and ensuring a consistently high standard of service for landlords and tenants.\\n You will work closely with the Head of Operations, Property Management, Marketing, and Accounts to ensure the lettings function runs efficiently and supports the wider business objectives.\\n This role is ideal for a strong Lettings Manager who wants responsibility, autonomy, and the opportunity to progress as the business scales.\\n  \\n What You'll Be Doing\\n  \\n Team Leadership & Performance\\n \\nManaging, motivating, and developing the lettings team on a day-to-day basis \\nSetting clear expectations around standards, activity, and results \\nSupporting recruitment, onboarding, and training as the team grows Lettings Performance\\n \\nDriving occupancy, conversion rates, and rental income across the portfolio \\nMonitoring void periods and taking proactive action to reduce them \\nTracking key KPIs and reporting performance trends to senior management Customer & Stakeholder Management\\n \\nActing as the main escalation point for landlord and tenant queries within lettings \\nBuilding strong working relationships with landlords, investors, and internal teams \\nEnsuring smooth move-ins, renewals, and handovers in collaboration with Property Management Compliance & Process\\n \\nEnsuring all lettings activity is compliant with current legislation including Right to Rent, AML, and deposit protection \\nSupporting the implementation of process improvements and system enhancements What We're Looking For\\n \\nProven experience in a Lettings Manager role \\nStrong understanding of residential lettings legislation and best practice \\nConfident people manager who can lead by example \\nCommercially minded, organised, and comfortable working in a fast-paced environment \\nStrong communication and stakeholder management skills \\nARLA or equivalent qualification preferred but not essential Salary & Benefits\\n \\n£40,000 to £45,000 per annum depending on experience \\nPerformance-related commission \\n20 days annual leave plus bank holidays \\nCompany pension \\nOngoing professional development and progression opportunities Progression\\n As we continue to grow, this role is expected to evolve.
