An individual with a broad building services experience background, preferably qualified in a trade, either fabric or technical, holding appropriate certification and qualifications for the role. Specific experience at a day-to-day operational level to suit the environment.
Other than formally qualified, a person with the ability to deal with tasks that do not require formal qualifications, after instruction by an appropriately skilled person experienced in dealing with various building services issues that may cover:
- Planned Preventative Maintenance Tasks
- Minor Mechanical and Electrical works
- Minor plumbing works
- Minor buildings works
- Water hygiene maintenance
- And others as they arise, as this list is not exhaustive.
Responsibilities
To carry out the building services Planned Preventative Maintenance (PPM) programme and Reactive Maintenance as directed by the Site CDM in accordance with the building operating manuals and in compliance with the contract service levels. Use of tablet based CAFM & technology relating to tasks will be necessary with requirement for real time working.
Functions
- To carry out mechanical, electrical and fabric PPM in accordance with the O&M Manuals and service levels to their skill level.
- To assist and co-ordinate the activities of specialist subcontractors into the PPM programme.
- To carry out Reactive Maintenance in response to Help Desk requirements in compliance with the contract service level outputs.
- To report back to the Site CDM on completion of PPM and RM tasks.
- To provide information in support of contract reports supplied to the Trust.
- To support the CDM / Site Engineer in all aspects of delivering the FM services contract.
- Other duties as may be required from time to time depending on the needs of the contract.
The post will be required to be on the on-call rota. Full clean driving licence.
