The Senior Surveyor role in Property & Asset Management (PAM) focuses on delivering exceptional property management, contributing to the Centre of Excellence, and maintaining strong client relationships.

The Property Management team is seeking a driven and experienced Senior Surveyor to join our team managing the diverse major group portfolio, comprising industrial, office, retail, and hospitality assets across the UK. The successful candidate will play a pivotal role managing a varied portfolio including multi-let properties in Bristol, Portishead, and Poole, alongside Full Repairing and Insuring (FRI) properties across South and Wales.

You will be responsible for comprehensive management including lease administration, rent reviews, service charge reconciliation, and building compliance oversight. The role requires strong tenant relationship management skills and the ability to coordinate effectively with facilities management teams and other stakeholders.

We seek a versatile professional with proven experience across multiple asset classes. You should demonstrate strong technical surveying knowledge and RICS-compliant practices, experience managing both multi-let and FRI properties, excellent organisational skills with the ability to work autonomously across a geographically dispersed portfolio, strong communication and relationship management capabilities, and knowledge of the South-West property market is desirable.

This position is predominantly office-based at our Bristol location, conveniently situated near Clifton Triangle with excellent transport links and local amenities. You will join a collaborative and supportive team of 12 surveying professionals who share knowledge, best practices, and expertise across diverse asset classes. The team environment fosters professional development through peer learning and mentorship opportunities, while providing the resources and support needed to manage your portfolio effectively.

Act as the main point of contact for Asset Manager on your assets and lead this relationship in a dynamic and professional manner.

  • Lease and Legal Management: Receiving, progressing, and making recommendations to the Asset Manager on occupier applications for consent to alter their demised property, wayleaves, or to underlet or assign their leasehold interest. Ensure tenant compliance with lease covenants and obligations, recommending remedies to breaches and managing any issues through to conclusion. Respond to technical queries in regards to the lease or licences.
  • Financial Management: Work with JLL Accounts teams to manage financial accountability including liaison with clients and tenants to manage cashflow (charge raising, non-recoverable expenditure etc.) and including working with credit control and accounts payable processes where required.
  • Service Charge: Prepare and manage service charge budgets and reconciliations, and cash flow, in accordance with RICS guidelines and client KPIs. Work with various ESG and FM teams on ESG initiatives and implementation.
  • Supplier and Facility Management: Alongside colleagues manage third-party suppliers' performance.
  • Inspections: Undertake regular inspections of portfolio properties and ensure high standards of presentation are met, identified issues resolved promptly and recorded as directed. Handle property in/out transitions, due diligence, and support acquisitions and disposals including liaison with 3rd parties such as solicitors. Provide relevant content for client reporting and attend client meetings as per client requirements. Understand client PMA, asset strategies, and KPIs. Gather intelligence on occupier business activity on behalf of client. Working with third parties and other JLL teams on Major Works and other site-based projects. Understand relevant Health and Safety legislation and help implement compliance measures. Ownership of end-to-end claims process.
  • Void property management: Preferably MRICS qualified with 3+ years in property management. Strong commercial acumen and client relationship skills. Advanced IT skills, particularly in property management systems. Excels in financial planning and operational reporting. Experience with cross-functional projects. Strong leadership and deep understanding of property/asset management. Contribute and help drive an inclusive office culture.
