Able to demonstrate an operational record in delivering a high-quality FM contract service to clients. Able to supervise and motivate other managers and technicians with the skills to positively interact with the client.

Responsibilities

  • To implement the building services, planned preventative maintenance (PPM) programme and reactive maintenance (RM) in accordance with the building operational requirements and in compliance with the contract service levels.
  • Work with our partners and clients to ensure the highest quality service is provided and that the operations are successfully delivered.
  • Contribute to the development and implementation of the PPP strategies, policies and practices in education.

Functions

  • Provide the operational service level to ensure contract KPI's are achieved to a consistent level, providing general support and advice concerning contract issues by having a thorough understanding of contract requirements.
  • Effective management of invoicing, work in progress and debt process.
  • Manage and oversee the duties of the Integral staff and specialist support staff and motivate the team to provide consistent high levels of service.
  • Manage and identify training needs of Integral and school staff as appropriate.
  • Manage customer relationships and provide liaison between the clients, occupants of the facilities and Integral.
  • Plan mobilization strategy and mobilize the schools in a timely manner and ensure site familiarity for all schools.
  • Provide Soft Landings support to School Management Teams, Premises Teams and School staff to ensure a smooth transition into the new schools for school staff.
  • Attend and co‐ordinate all training / demonstrations / commissioning.
  • Ensure that all systems are developed and maintained in consultation with the client.
  • Keep all site records and prepare all reports as required ensuring contract reporting requirements are met.
  • Monitor and record any incidents of unavailability or service failure in line with contract requirements.
  • Provide reactive and proactive service to the facilities.
  • Have P&L management of the contracts.
  • Attendance of internal and external meetings as required to include Design, Progress, Batch, Energy meetings, and any ad‐hoc meetings.
  • Internal audits of resource management, security vetting procedures, training, communication and adherence to PPM programme.
  • Play a significant role in long‐term planning, including initiatives geared toward operational excellence.
  • Health & Safety and Environmental compliance.
  • Management of annual periodic programme for site audits.
  • Monitor energy usage to feedback into the EFA / Schools and produce individual school specific action plans to implement any improvement initiatives.
  • Asset management compliance.
  • Produce School specific Plans to include Contingency planning, H&S, Quality etc.
  • Sub‐contractor management, compliance, performance reviews, training and audits.
  • To deal with any HR issues in line with Company procedures.
  • Carry out all duties in order to meet contract deliverables and provide information appropriately as required.

Essential Qualifications

  • The post does not have a prerequisite of qualification, although a technical or professional qualification would potentially be desirable.
  • Practical experience in an FM role is more important with the person undertaking the role being self‐motivated with solid experience in TFM Operations, particularly in Hard FM.
  • A positive 'can do' attitude to FM, client and personnel issues is required.

Essential Experience

  • Competent working knowledge of HVAC building systems and fabric elements.
  • Minimum of five years previous Managerial experience.
  • Sound level of administration and organisational skills.

Desirable Experience

  • Public Private Partnerships experience in Health, Council services or Education.
  • New build projects during construction, mobilisation and initial start.
  • Soft FM management.
  • PC skills including Excel and Word.

Desirable Qualifications

  • Member of BIFM, IOSH or NEBOSH.
  • Technical or professional (Electrical, Mechanical, RICS etc).
