A full-time position is available for an independent individual, highly self-motivated with superior technical, hands-on knowledge of electrical, plumbing, carpentry, HVAC, boilers, and general maintenance work. Outstanding opportunity for an individual who has demonstrated the ability to promote and maintain good resident relations and effectively prioritize and organize both maintenance and administrative work. Individuals must have the ability to communicate effectively with a wide range of First Realty employees, site staff, residents, vendors, contractors, suppliers, and others responsible for servicing the company and property. The individual should be service-mindful and take pride in their work. This person will work across various condominium properties in and around the Boston area ("Float").
Job Functions
- Full-time position with regularly scheduled hours. Monday – Friday, 8:00 AM – 5:00 PM.
- Works on budgets and manager’s plan items with the manager.
- Responsible for accurate inventory control of tools, supplies, and materials, in conjunction with the manager.
- Meets and communicates with the site manager daily to update each other on on-site issues.
- Assumes on-call responsibilities for emergencies, shared with others where applicable.
- Works with manager to coordinate contracts and oversee contractor activities.
- Responds to daily emergency and routine service work orders in a professional and timely manner.
- Maintains site appearance by collecting and discarding refuse from common areas and throughout the site daily.
- Responsible for scheduling, performing, or supervising all janitorial duties.
- Responsible for scheduling, performing, or supervising all unit turnovers.
- Completes daily/weekly building and site inspections.
Other Job Functions
- Work overtime as required for snow removal and on-call.
- Maintains a clean and well-groomed appearance, and wears company-issued uniforms.
- Is courteous to residents at all times.
- May be asked to perform work assignments at other sites, subject to any applicable contract provisions.
Requirements
- Ability to respond effectively to site emergencies.
- Ability to take initiative and be a self-starter.
- Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties.
- Ability to prioritize responsibilities.
- Ability to get to the site in a timely manner to respond to emergencies.
- Ability to read product instructions and safety materials.
- Ability to fill out and complete work orders accurately.
- Ability to communicate effectively with site staff and residents.
- Ability to supervise and direct third-party vendors and contractors.
- Ability to follow directions.
- Ability to safely operate power tools, such as saws and drills.
- Must be proficient with computers and be able to learn and effectively utilize various software programs such as Microsoft Outlook, ADP, RealPage, and Vantaca.
- Must pass a pre-employment physical before the start of work.
- Valid Driver’s License is required.
