The caretaker will be responsible for the maintenance, presentation and security of the site buildings, observing health and safety regulations. The post holder is required to report all major defects and issues to the appropriate line manager. Oversee all TPI bookings and provide use of facilities where necessary. It is a requirement of the role that harmonious relationships with all users of the building are developed and maintained.
Key Accountabilities
- Safety, Health and Environment (S,H&E)
- Ensure equipment used by care-taking staff is validated and is in a safe and working condition and support the cleaning staff to undertake the same responsibility.
- Provide access to the site’s first aid facilities, equipment and telephone.
- Test fire alarms in accordance with site and company procedures.
- Comply with the building emergency procedures with respect to evacuation fire, bombs etc.
- Monitor the health and safety standards within the building as may apply under Health and Safety Legislation regarding aspects, including: water temperature, unsafe fittings, fabric or furniture, maintaining access and egress routes, hazard warnings/instructional notices/emergency instructions are displayed not damaged or obstructed.
- Ensure that the building is fully fitted with fire appliances, which are accessible and undamaged, and that safety measures/fittings are not misused, liaising with their line manager to rectify any deficiencies.
- Ensure that all caretaking/maintenance staff and subcontractors comply with all health and safety regulations.
- Maintain an accident book for caretaking/maintenance team.
- Operational
- Open and close premises, facilities and grounds to meet the routine and non-routine requirements of the building occupants.
- Supervise the operation of the heating plant so that adequate temperatures are maintained, and that a supply of hot water is provided within the statutory temperature range, where applicable.
- Operate the electricity, water and heating systems to specified standards.
- Carry out emergency repairs to ensure building security is maintained.
- Carry out security procedures for the building, facilities and grounds, i.e. security inspections, activate/deactivate alarm equipment, identify repairs, identify suspicious occurrences and liaise with the Police and authorities accordingly.
- Ensure that all hard surfaced areas are free from weeds (without the use of chemicals) and litter as far as is reasonably practicable, and ensure that drain gullies, toilet and sink outlets remain free flowing and clean.
- Carry out routine specified operating procedures/inspections on ancillary equipment or facilities e.g. swimming pools, sewage systems, sewage pumps, cesspits, air conditioning units, compressors etc, where applicable.
- Clean windows when required.
- Carry out occasional non-routine cleaning tasks, such as spillages, as required.
- Sprinkle rock salt on pathways, driveways, steps, and play areas in anticipation of, and during, adverse weather conditions.
- Where practicable, undertake daily removal of graffiti from outside walls of school building.
- Painting and decorating of doors, windows and woodwork.
- The post holder may be required to undertake any other duties which may reasonably be required within the nature of the duties and responsibilities of the post.
- Maintain required stock records and carry out stock taking from time to time (at least annually) in accordance with instructions.
- Commercial
- Direct contractors to site, ensuring that their needs are met with regards to access, clear areas, availability of services, parking, plant positioning, security etc. to the satisfaction of both the contractor and the line manager.
- On behalf of the company act as a liaison point to monitor the progress of defect rectification work with contractors to ensure that defects are repaired promptly within agreed timescales.
- Ordering of fuel, ensuring its efficient use and controlling boiler settings and timings.
- Human Resources
- Adhere to all Company HR policies and procedures, including Disclosure and Barring Service (DBS) checks, as required.

Working arrangements
