We are now looking for an experienced Building Services Manager to oversee building services across our growing portfolio of villages. In this role, you’ll be responsible for managing and monitoring all building services across multiple villages, ensuring statutory compliance, operational efficiency, and exceptional health & safety standards. You’ll provide expert technical support to Heads of Maintenance and Asset Management teams, oversee supplier and contractor performance, and play a key role in both reactive maintenance delivery and capital replacement planning.

The Role

  • Building Services & Contract Management: Take full ownership of the end-to-end delivery of building services across a multi-site portfolio, ensuring safe, compliant, and high-performing environments. Lead the procurement, mobilisation, and management of specialist service contracts, driving value for money and excellent supplier performance. Act as the primary client lead, holding contractors accountable against SLAs, KPIs, and statutory requirements. Ensure full regulatory and statutory compliance, maintaining audit-ready documentation and proactively mitigating risk.
  • Technical Building Services Oversight: Provide expert leadership across critical systems, including fire safety, M&E, HVAC, BMS, lifts (vertical transportation), water systems, and renewable technologies. Implement and maintain robust planned maintenance regimes, improving asset reliability and lifecycle performance. Oversee the performance and integrity of life safety systems and critical infrastructure. Act as the escalation point for complex or high-risk technical issues, ensuring swift and effective resolution.
  • Performance Monitoring & Compliance Reporting: Monitor contractor performance through KPIs, service reviews, and continuous improvement plans. Deliver clear and accurate compliance reporting to Heads of Asset Management and senior stakeholders. Proactively identify and manage compliance risks and gaps, implementing corrective actions. Support asset lifecycle planning through performance insights and data-led decision-making.
  • Reactive Maintenance & Incident Management: Lead responses to major incidents, plant failures, and service disruptions. Coordinate contractors and internal stakeholders to ensure rapid resolution and minimal impact on residents. Provide clear escalation, communication, and leadership during critical incidents.
  • Strategic Asset & Cost Management: Partner with Heads of Asset Management to develop lifecycle replacement strategies and capital investment plans. Contribute to service charge budgeting, ensuring building services costs are controlled, transparent, and justified. Oversee strategies for critical spares and stock, supporting operational resilience.
  • Continuous Improvement & Planning: Drive improvements across service delivery, compliance frameworks, and contractor performance. Support the development and testing of Emergency Preparedness and Business Continuity Plans. Promote best practice and standardisation across all villages within the region.
  • Technical Support & Stakeholder Collaboration: Act as a trusted advisor to Heads of Maintenance and Village Managers, providing hands-on technical support. Build strong relationships with operational teams, balancing technical excellence with resident experience. Support sites with complex defects, major issues, and technical challenges, including on-site presence where required. Collaborate with Asset Management to identify and recommend capital replacements and upgrades.

Key Requirements:

  • Relevant engineering or building services qualification (e.g. HNC, HND, or equivalent in Mechanical, Electrical, or Building Services Engineering).
  • A recognised Health & Safety qualification (such as NEBOSH) – desirable.
  • Professional qualification or membership demonstrating knowledge of building regulations, compliance, and facilities management standards (e.g. IWFM, CIBSE, or equivalent).
