Main Purpose of Job
Working on this important investor client contract, as a Senior Asset Manager you will be passionate about contributing to our vision by:
- Working in conjunction with the various teams within the department and being responsible for optimising the performance and compliance of a portfolio of High-Risk Building assets. This includes strategic oversight, financial analysis, operational management, compliance with the Building Safety Act (BSA) and coordination with third party managing agents to ensure assets meet performance and compliance objectives and align with broader client requirements.
This role reports to the Account Director (first 6 months) and once integrated the Head of Asset Management with no line management responsibilities.
Main Responsibilities
- Develop and implement asset management plans for individual HRB assets, co-ordinating the service delivery of third-party agents and internal Innovus teams.
- Ensure assets are managed in line with all PMA requirements as well as compliance with all statutory regulations especially the BSA requirements.
- Act as main point of contact for all escalated issues relating to the HRB asset.
- Regular site attendance (frequency to be agreed).
- Ensure full integration with Innovus and client policies and systems by the third-party managing agents.
Communication
- Liaise and communicate with all relevant internal and external stakeholders and partners.
- Engage and build positive communication channels with all client contacts.
- Build positive relationships with leaseholder groups and recognised tenant associations.
- Engage with relevant government departments and Parliament representatives in full consultation with the client.
Financial Oversight
- Review asset-level budgets and cash flows, to manage financial risk to the Fund.
- Oversee implementation and ongoing management of effective long term maintenance plans for each asset.
- Monthly meetings with the managing agents to review all financial aspects.
Reporting
- Produce regular asset management reports, including financial summaries and asset issue updates.
- Ensure accurate and up-to-date asset data, records, and other documentation is kept by the relevant Innovus teams.
Stakeholder Management
- Oversee third-party managing agents to ensure high standards of day-to-day maintenance and compliance are met.
- Monitor performance against service level agreements and intervene as needed to drive improvement.
Qualifications
- Educated to degree level or equivalent.
- Preferably TPI/RICS qualified with a minimum 10+ years management experience working with a complex residential property portfolio.
Skills and Experience
- Experience of managing mixed-use and complex residential portfolios essential.
- Good understanding of the Building Safety Act 2022 & Health & Safety requirements for HRBs.
- Enjoys the buzz of working in a high-pressure, results-driven environment with the need to meet multiple deadlines and juggle priorities.
- Confident, open and articulate communicator both orally and in writing; with exceptional relationship building skills.
- Good knowledge of supporting clients in relation to operational and building safety in Multi-storey, Multi-occupied Residential Buildings.
- Excellent IT skills and up to date with new technology.
