Job Role: Lift Engineer – Condition Survey and Annual Fire Fighting Inspections

The Lift Engineer is responsible for conducting detailed technical assessments of passenger, goods, platform and firefighting lifts, producing clear, impartial condition reports and supporting clients with compliance, lifecycle planning, and cost‑based recommendations.

The role also includes performing annual firefighting lift inspections in accordance with BS 9999 and BS EN 81‑72, ensuring that critical emergency systems operate correctly and safely.

This consultancy‑based role combines technical surveying, site inspections, client communication, and professional reporting.

Key Responsibilities

  • Condition Surveys — Carry out full engineering assessments of lift installations, covering mechanical, electrical, control, safety, compliance, obsolescence, and lifecycle condition.
  • Firefighting Lift Inspections — Perform annual inspections of firefighting lifts, testing emergency operation, recall, trap‑rescue functionality, communication systems, water protection, and fire‑resistance features.
  • Site Assessments — Attend sites to verify lift condition, assess risks, review operational performance, and confirm compliance with relevant standards.
  • Technical Reporting — Produce clear, structured reports with photographic evidence, compliance findings, risk ratings, and prioritised recommendations.
  • Compliance Evaluation — Assess installations against BS EN 81 series, BS 9999, BS EN 81‑72, LOLER, PUWER, and building fire‑safety requirements.
  • Cost & Commercial Support — Provide indicative cost ranges for remedial works, component replacements, and modernisation options to support client budgeting and procurement.
  • Client Liaison — Communicate findings clearly to clients, offering professional advice and supporting decision‑making.
  • Risk Identification — Highlight safety defects, reliability issues, and non‑compliance, assigning priority levels and recommended actions.
  • Documentation Control — Maintain accurate records, inspection logs, asset registers, and certification.
  • Strong understanding of lift engineering, including traction, hydraulic, MRL, platform, and firefighting lift systems.
  • Competence in condition surveying, defect identification, compliance assessment, and lifecycle analysis.
  • Experience conducting firefighting lift inspections and emergency operation testing.
  • Excellent written communication for producing clear, professional reports.
  • Ability to interpret technical drawings, wiring diagrams, and standards.
  • Commercial awareness, including typical costs of lift components, labour, and modernisation works.
  • Strong interpersonal skills for client communication.
  • High attention to detail and a methodical approach to inspections.
  • Ability to work independently across multiple sites.

Qualifications & Experience

  • NVQ Level 3 or 4 in Lift Engineering (or equivalent).
  • Minimum 5 years’ experience in lift maintenance, testing, or surveying.
  • Demonstrable experience with firefighting lift systems and emergency operation testing.
  • Strong understanding of BS EN 81, BS 9999, BS EN 81‑72, LOLER, and PUWER.
  • Experience producing technical reports for consultants or property managers.
  • Experience preparing costed recommendations or supporting tender specifications (desirable).
  • Additional Requirements
  • Full UK driving licence.
  • Ability to work at height and in confined spaces.
  • Willingness to travel to multiple sites across the region.
  • Commitment to ongoing CPD in lift safety, fire‑safety standards, and cost‑estimation practices.
