Location: South East

Hours: 35 hours per week (9am to 5pm Monday to Friday)

Salary: £28k to £30k + car allowance

Main Purpose of the role:

To assist the Head of Asset Management and support Asset Managers in delivering an effective and professional Asset Management service provision to all stakeholders and to ensure the client and Innovus's core values are central to all activities and interactions. This will require an ability to manage your own workload through excellent time management and administrative skills.

Main Responsibilities:

  • In conjunction with the Asset Manager, to review Managing Agent performance ensuring all assets are maintained safely and diligently in line with client Asset Management Policy to the benefit of all stakeholders.
  • To ensure all developments comply with all statutory compliance and that all landlord lease covenants and insurance policy requirements are being discharged.
  • To liaise with other internal specialists and support services to deliver a seamless end to end service to the fund.
  • Carry out property inspections in line with the agreed SLAs and to achieve monthly fee generation in line with the reasonable targets set by the company in advance.
  • Ensure all reports are produced within 2 weeks of the inspection & all photographs are saved to the relevant location within 2 days of the inspection.
  • Provide support and facilitate successful conclusion to all stakeholder interactions.
  • Ensure smooth transfer of all asset acquisitions and disposals.
  • To review, analyse and provide recommendation on approval of service charge budgets and service charge accounts on sites (if applicable).
  • Immediately bring to the attention of the Head of Asset Management (or in their absence an Associate Director - Asset Management) any issues or concerns in respect of the portfolio.
  • To undertake any other duties as reasonably requested in advance by the company at any location within the UK as applicable.
  • Retain and enhance asset values through active and positive outcome asset management identify opportunities for enhanced service provision and customer experience.
  • Identify income opportunities for Innovus through enhanced service provision.

Experience and qualifications:

  • Exceptional communication skills, both verbal and written.
  • Previous experience within the property industry.
  • Ability to work in a fast-paced environment.
  • Good working knowledge of Microsoft Office software, Qube & Riskwise.
  • As there will be travel to developments involved a Full Driving Licence is required.

Desirable:

  • Experience of communicating with external customers.
  • Knowledge of lease assignments, consents, lease extensions and ground rent/insurance demands is an advantage.
  • Ability to read and accurately interpret a lease.
  • Ability to interpret service charge accounts, budgets, and other associated financial statements.
  • Ability to identify risks during site inspections.
  • Any experience of Health & Safety relating to property management is desirable.
  • Experience of communicating with external and internal customers.
  • Knowledge and application of RICS and ARMA-Q codes of practice is an advantage.
