The Project Manager will lead the Refresh workstream and support Refurbishment projects, ensuring works are correctly classified, safely delivered, and handed over into Facilities Management in a compliant and operationally ready condition. The role exists to protect speed, consistency, and compliance across vacant unit works while maintaining a clear boundary between Ready to Let, Refresh, and Refurbishment activities.

Key Responsibilities:

  • Support Facilities Management by confirming whether works remain within Ready to Let thresholds.
  • Escalate where scope, cost, or risk indicates movement into Refresh.
  • Provide technical or commercial input only where required.
  • Define scopes aligned to Refresh standards (strip out, repairs, redecoration, minor M&E).
  • Procure and appoint contractors through approved selection processes.
  • Manage programme, cost, risk, and quality to achieve fast Ready to Let turnaround.
  • Support Senior Project Managers on larger or more complex Refurbishment projects.
  • Assist with contractor coordination, progress tracking, and site inspections.
  • Support CDM compliance, quality assurance, and close out.
  • Ensure suitable appointment of Principal Designer and Principal Contractor where required.
  • Review construction phase plans, RAMS, and safety documentation.
  • Promote safe systems of work across all contractors.
  • Support tendering, benchmarking, and contractor/Professional team appointment.
  • Ensure contractor assurance requirements are met.
  • Monitor performance, quality, and compliance on site.
  • Address non-performance promptly.
  • Support snagging and defect close out on Refurbishments.
  • Deliver a structured handover into Facilities Management including asset data, O&M manuals, and certifications.
  • Support a “soft landing” approach so FM can take ownership without risk.

Requirements:

  • Demonstrable experience working as a Project Manager or in a project delivery role within property, construction, refurbishment, fit-out, or building maintenance environments.
  • Proven ability to plan, manage, and deliver projects across multiple sites, controlling scope, programme, cost, and quality.
  • Strong written and verbal communication skills, with the ability to issue clear instructions, manage stakeholders, and produce professional project documentation.
  • Experience of contractor selection, appointment, and management, including monitoring performance, quality, and compliance on site.
  • Strong customer and stakeholder awareness, with an understanding of the importance of programme certainty, quality delivery, and tenant-ready outcomes.
  • Good IT literacy, including confidence using project, asset, or FM systems and standard Microsoft applications for reporting and control.
  • Practically minded and delivery focused, able to identify risks, solve problems, and make proportionate decisions on site.
  • Full UK driving licence and willingness to travel regularly across a geographically dispersed portfolio.
  • Ability to manage multiple projects concurrently, prioritising effectively and maintaining control under time and cost pressure.
  • Willingness to act as an out-of-hours escalation or emergency contact where project risk or business continuity requires.
