Individually Designed Homes (IDH) is looking for a Quantity Surveyor who cares about the numbers as much as we care about the build, someone who protects margins, manages complexity across multiple projects, and brings commercial clarity to everything they touch. The role is a hybrid role based between our East Lothian HQ and live sites across Edinburgh and the Lothians.
What you’ll be doing:
- Protecting project margins through strong financial oversight, variation management, and accurate forecasting.
- Managing valuations, subcontractor costs, and labour expenditure across multiple live projects.
- Capturing, costing, and agreeing variations early, always with written approval before works proceed.
- Processing subcontractor invoices, orders and variations using LiveCosts and Monday.com.
- Liaising with directors, project managers, architects, subcontractors, and clients.
- Identifying commercial risks early and escalating.
- Keeping cost plans, variation logs, and financial records current and accessible at all times.
What we’re looking for:
- Proven QS experience on live construction projects with strong cost management and variation handling.
- Strong commercial and financial acumen.
- Ability to interpret drawings and technical documentation.
- Full UK driving licence.
- Experience in luxury or high-specification residential construction is a strong advantage.
- Construction qualification (HNC, HND, or degree) and/or RICS membership is desirable.
