My client is a growing property investor with a medium-sized buy-to-let property portfolio of 43 properties located within South Yorkshire has an exciting opportunity for a part time Property Manager. The role requires someone who can work independently while managing all rental properties, liaising with new and existing tenants, and handling all property-related queries.

Key Responsibilities:

  • Act as the main point of contact for tenants, handling enquiries, maintenance requests, and property issues.
  • Coordinate repairs and maintenance with contractors, obtaining quotes and ensuring timely completion.
  • Manage the maintenance team and oversee health and safety tasks, checks, and assessments.
  • Conduct property inspections, document findings, and issue tenant correspondence as required.
  • Prepare and manage tenancy agreements, renewals, notices, and ensure legal compliance.
  • Organise mandatory safety checks (gas, EICR) and maintain up-to-date compliance records.
  • Oversee marketing, tenant sourcing, referencing, and application processing for new lets.
  • Manage tenant move-ins and move-outs, including inventories, utilities, and documentation.
  • Handle tenant arrears, establish payment plans, and monitor adherence.
  • Project manage contractors on vacant properties to reduce turnaround times.
  • Ensure all facilities (fire alarms, lifts, security systems) are serviced and compliant.
  • Stay current with property legislation and enforce legal, health, and safety standards across the portfolio.

Requirements:

  • Proven experience in property management, preferably within the buy-to-let sector.
  • Ability to work independently and manage multiple properties efficiently.
  • Strong knowledge of tenancy laws and health & safety regulations.
  • Excellent communication and negotiation skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • A relevant qualification in property management or health & safety (preferred but not essential).
