In this role, you independently deliver a significant portfolio of BMS projects, maintaining control of safety, programme, commercial performance, and quality across multiple sites and stakeholders. You lead supervisors, electricians, and subcontractors day‑to‑day while coordinating closely with Principal Technical Engineers and Commissioning Engineers to ensure design intent, installation readiness, and commissioning windows are aligned. You raise the standard of project controls and mentor less experienced PMs so delivery becomes consistently predictable, not dependent on last‑minute recovery. You also strengthen delivery capability by helping recruit, onboard, and develop your project teams so performance becomes consistent and scalable.
Key Responsibilities
- Lead end‑to‑end delivery across your portfolio through the Imperium lifecycle (handover, design, install, commissioning, client handover, transition to aftercare), maintaining control of scope, programme, and resourcing.
- Own H&S outcomes on your projects, ensuring RAMS governance, supervision standards, competence assurance, and subcontractor H&S compliance are consistently applied.
- Deliver strong commercial performance by managing procurement within authority, controlling subcontractor scope/performance, maintaining robust variation/change substantiation, and protecting margin and cashflow.
- Manage stakeholder confidence by running a reliable communication rhythm, including weekly project reporting and early escalation of risks, delays, and decisions required.
- Drive technical delivery alignment by partnering with principal engineers and commissioning engineers to ensure projects are designed to scope and commissioning outcomes meet programme and quality requirements.
- Ensure quality and handover excellence by enforcing documentation discipline, verification/testing readiness, commissioning evidence capture, and clean transition into aftercare.
- Line‑manage and develop your team (supervisors/installers) and coach Junior/Assistant PMs by improving project controls, reporting quality, and delivery discipline.
- Identify and implement delivery improvements (templates, checklists, control cadence) to reduce repeat defects, rework, and late‑stage surprises.

- Lead planning and schedule management in simPRO: resourced programmes, plans, constraint management, and recovery plans when needed.
- Run project governance: maintain RAID (risks, assumptions, issues, dependencies), change log, decisions log, commercial evidence packs, and weekly reporting cadence across your portfolio.
- Procure and manage subcontractors: scope definition, quotation comparison, appointment within authority, performance management, and issue resolution; ensure RAMS and competence checks are completed before work starts.
- Produce and validate commercial position: cost tracking, variation substantiation, and payment applications; review Junior/Assistant payment applications before submission.
- Coordinate commissioning readiness: manage prerequisites, access, test planning, snag closure strategy, evidence collation, client demonstrations and training notes.
- Lead close‑out and aftercare transition: complete handover packs, confirm defects responsibilities, and ensure aftercare has the information required to support the client.
- Identify resourcing needs across your portfolio (supervisors, electricians, key subcontractors) and raise recruitment requests with clear role requirements and timing.
- Participate in candidate screening/interviews and provide structured feedback to the Department Manager/HR.
- Lead practical onboarding on live projects: expectations, ways of working (simPRO/document control), H&S standards, and “what good looks like” for delivery discipline.
Location & Commitments
- Travel: Client/contractor sites across London & the South East; frequency varies by stage (typically higher during installation/commissioning).
- Hours: Core hours 08:00–17:00; occasional early starts or later finishes during commissioning windows (with notice).
- Practicalities: Reasonable adjustments considered. Driving is helpful for remote sites; pool vehicles or lift‑sharing are available. Occasional lifting of equipment (e.g., laptop/test kit).
