Job Description
Due to positive market conditions and an increased lending remit for our client a need has arisen for an Associate level hire to join this leading property finance team. This role is to assist the Lending Director in the origination and management of property loans across a variety of Real Estate sectors.
Main duties will include:
- Assist with the execution of new loans as well as the management of the existing loan book, including preparation of annual reviews, drawdowns, loan extensions and increases, restructuring and renegotiation of facility terms, as well as ad hoc client requests.
- Liaising internally with Operations, On-boarding, Credit, in-house Legal and externally with Valuers and Legal Counsel as well as the Origination Consultants, to manage the book and progress new deal opportunities.
- Construct and interrogate asset backed and corporate backed (3 statement model) models from scratch, propose relevant transaction structure (pricing, leverage, covenants, security etc.), prepare term sheets, and write credit committee papers for new deals.
- Detailed analysis of new deals, including scenario and sensitivity testing.
- Robust financial analysis of sponsors, guarantors, contractors, and other relevant parties involved in delivery of new investment projects for new and existing deals.
- Attend client meetings, negotiate terms and assisting in presenting deals to Credit Committee for approval.
- Following Credit approval, manage the legal execution process alongside in-house and external Legal Counsel, Operations and On-boarding to complete relevant transactions.
The ideal candidate will have:
- Deal experience on real estate debt transactions, ideally commercial investment loans between £50 – 250m.
- Knowledge of the UK property market is essential.
- An understanding of property valuation principles (comps, DCF, direct capitalisation).
- An understanding of basic corporate finance
- An understanding of the key terms in real estate finance transactions.
- Proficient financial modelling, valuation, analytical, numeracy skills including Real Estate modelling experience.
- Ability to carry out financial analysis of a business.
- Ability to identify relevant material business and credit risks.
- Knowledge of Real Estate procedures including credit and drawdown related matters.
