A leading residential real estate organisation is seeking an experienced Construction Manager (Re‑Lets) to oversee the turnaround of vacant properties between tenancies. This role is ideal for someone who thrives in a fast‑paced residential environment, has strong technical knowledge, and can drive high‑quality results within short timeframes.

The Role

You will be responsible for managing the full re‑let process – ensuring vacant apartments are inspected, refurbished, and returned to market quickly and to an excellent standard. This includes diagnosing defects, planning remedial works, coordinating contractors, and carrying out inspections to ensure quality and compliance.

Key Responsibilities

  • Carry out pre‑ and post‑inspections on vacant and occupied units
  • Diagnose defects and prepare detailed schedules of work
  • Manage and coordinate contractors to deliver works on time and to specification
  • Ensure compliance with Health & Safety regulations and company procedures
  • Provide technical advice to internal teams on maintenance and repair issues
  • Review and approve contractor invoices, ensuring accuracy and quality of works
  • Report any performance concerns and escape where necessary
  • Support insurance claim assessments and prepare inspection reports
  • Maintain high standards across multiple ongoing projects under tight deadlines

About You

  • 3‑5 years’ experience in a similar construction, maintenance or re‑let role
  • Strong knowledge of residential building design, construction and building services
  • Excellent defect diagnosis and property survey skills
  • Good understanding of CDM regulations, HHSRS and general construction H&S
  • Experience managing contractors and multiple concurrent projects
  • Strong communication and reporting skills
  • High attention to detail and ability to work at pace
  • Full UK driving licence and access to your own vehicle
  • Flexible to work occasional weekends when required
