Job Description
The role
We are looking foranProperty Managerto join our Lettings team at the Avocado Property office in Bracknell.
Working with our established managed portfolio, you will help ensure that properties are wellmaintained, tenancies run smoothly and landlords and tenants receive a responsive and professional service.
This is a varied, hands-on role that requires strong organisation,soundjudgementand a practical approach to resolving problems.
The role would suit someone withpreviousresidential property-management experience who enjoys building relationships, managing competingprioritiesand seeing issues through to a successful resolution.
Key responsibilities
Portfolio and customer management
Help manage a portfolio of residential rental properties.
Act as a day-to-day point of contact for landlords and tenants.
Build positive, professional relationships and keep all parties informed.
Respond to maintenance,tenancyand property-management enquiries promptly.
Maintainaccurateand up-to-date records on the company’s property-management systems.
Maintenance and repairs
Receive and assess maintenance reports from tenants.
Liaise with landlords,contractorsand tenants to arrange access,quotationsand repairs.
Obtain landlord approval for worksin accordance withcompany procedures.
Monitor outstanding maintenance and follow work through to completion.
Escalate urgent,complexor higher-cost matters to the Lettings Manager whenappropriate.
Maintain clear records of instructions, approvals,invoicesand completed work.
Tenancy management
Communicate with landlords and tenants about proposed renewals,changesand next steps.
Monitor rent payments and follow the agreed process for addressing arrears.
Coordinate check-outs and manage the administrative process at the end of a tenancy.
Support the fair andtimelyhandling of proposed deposit deductions and returns, escalating disputes whenrequired.
Inspections and compliance
Schedule and conduct periodic property inspections.
Produce clear inspection reports and communicate any required action to landlords and tenants.
Arrange gas-safety checks, electricalinspectionsand other required property certifications.
Monitor compliance dates and take prompt action to prevent certificates from expiring.
Follow established procedures to ensure properties and tenanciesremaincompliant.
Refer complex compliance questions or concerns to the Lettings Manager or Head of Lettings.
Qualifications

A full UK driving licence and access to a suitable vehicle for property inspections.
A working knowledge of residential lettings legislation and compliance requirements.
Previousexperience in residential property management or a closely related lettings role
Experience using property-management or CRM software.
Friendly,professionaland approachable.
Calm and constructive when handlingdifficult situations.
Dependable and willing to take responsibility for seeing tasks through.
Comfortable working independently while knowing when to ask for support.
A collaborative team member who communicates clearly with colleagues.
Motivated to provide landlords and tenants with a consistently high standard of service.

Salary: £26,000 per annum
Location: Avocado Property office, Bracknell
Hours: Monday to Friday, 9:00am–5:00pm
Contract: Full-time, permanent
