Responsibilities:
- Lead and manage a team delivering high-quality ground maintenance services across a designated area.
- Oversee contractors carrying out specialist works, such as tree maintenance.
- Conduct regular estate inspections, ensuring communal areas are well-maintained and reporting repairs, hazards, or compliance issues promptly.
- Ensure the safety of the team by enforcing risk assessments, health and safety training, and lone working procedures.
- Respond to enquiries from residents and colleagues regarding estate services, providing clear and timely updates.
- Conduct one-to-one meetings, manage performance, provide constructive feedback, and recognise achievements.
- Plan and schedule seasonal project work to maintain service standards throughout the year.
- Monitor and manage tools, equipment, and supplies to ensure efficient operations.
- Ensure all work vehicles and machinery comply with Southern Housing policies and are properly maintained.
- Collaborate with other frontline teams to improve resident satisfaction.
- Carry out any other duties consistent with the role as required.
Person Specification:
Must-Have Requirements:
- Experience in a ground maintenance or estate services environment.
- Strong knowledge of health and safety, including risk assessments, COSHH, and lone working procedures.
- Proven leadership and team management skills, including recruitment, training, and motivation.
- Excellent problem-solving skills with a proactive approach to operational challenges.
- Strong communication and interpersonal skills to build positive relationships with residents, colleagues, and contractors.
- Attention to detail for estate inspections and reporting.
- Clean manual driving licence (C1 not required).
Nice-to-Have Requirements:
- Understanding of service charges and value for money in estate management.
