Oversee a residential block management portfolio across South London as Residential Manager on a permanent basis.

This is an excellent opportunity for a strong operational leader who is passionate about developing high-performing teams.

You will provide strategic and operational oversight of a regional portfolio, ensuring exceptional service delivery, regulatory compliance, financial performance, and client satisfaction.

Working closely with senior leadership, you will coach and develop Property Managers, drive operational excellence, and make key commercial decisions across the region.

  • Day-to-day of the role
  • Lead, coach and develop an established team of Property Managers, supporting career progression through regular 1-2-1s, mentoring and performance management.
  • Oversee a regional portfolio of residential developments, ensuring legal, contractual and regulatory compliance across all sites.
  • Provide strategic direction and operational leadership, making informed decisions on complex property management, building safety and resident issues.
  • Ensure all developments comply with the Building Safety Act, Fire Safety Regulations and wider health and safety legislation.
  • Manage complex developments with multi-schedule service charges, major works programmes, heat networks and complex M&E systems.
  • Oversee service charge budgets, financial performance, contractor management and commercial risk across the portfolio.
  • Build and maintain strong relationships with clients, residents, contractors and internal stakeholders.
  • Drive continuous improvement by reviewing operational processes, implementing efficiencies and ensuring KPI and service delivery targets are achieved.
  • Support complaint resolution, risk management and governance while maintaining exceptional customer service standards.
  • Work collaboratively with senior management to deliver business objectives and contribute to the future growth of the department.

Skills you need

  • Minimum 5 years’ experience as a Senior Property Manager, Regional Manager or senior leader within residential block management.
  • Proven experience managing large regional portfolios and leading high-performing Property Management teams.
  • Demonstrable experience mentoring, coaching and developing staff, with a track record of internal progression.
  • Strong technical knowledge of Building Safety legislation, Fire Safety Regulations, service charges, compliance and residential property management.
  • Experience managing complex residential developments, including heat networks, major works and complex M&E systems.
  • Commercially minded with strong budget management, contractor management and risk management experience.
  • Excellent communication, organisational and stakeholder management skills.
  • MTPI qualification (minimum requirement).
  • Experience using QUBE MRI (Fixflo experience advantageous).
  • Full UK driving licence and access to your own vehicle.
