Core focus of the Facilities Manager
The Facilities Manager will be responsible for the planned and reactive maintenance, compliance, and overall physical integrity of the new BTR building. You will be instrumental in delivering a safe, functional, and aesthetically pleasing environment for residents.
Day-to-day of the role
- Planned Preventative Maintenance (PPM): Developing, implementing, and managing a comprehensive PPM schedule for all plant, building services, and common areas to minimise downtime and extend asset life.
- Contractor Management: Overseeing all hard and soft service contractors (e.g., M&E, lift maintenance, cleaning, groundskeeping), ensuring service level agreements (SLAs) are met, and work is completed to a high standard and within budget.
- Compliance & Health & Safety: Taking ownership of the entire site’s technical and statutory compliance, including managing risk assessments, fire safety systems, water hygiene (Legionella), and ensuring all necessary certification is current and auditable.
- Reactive Maintenance: Managing the resident repair reporting system, prioritising urgent issues, and supervising the on-site maintenance team/technicians to ensure prompt and effective resolution of all repair requests.
- Budget Management: Assisting the General Manager with the preparation and control of the annual maintenance and repair budget, identifying cost efficiencies without compromising quality.
- Asset Integrity: Conducting regular site inspections and fabric audits to proactively identify defects and manage the rectification process, coordinating effectively with the developers/warranties where required.
- Stakeholder Reporting: Providing clear, technical reports on building performance, energy consumption, and major maintenance projects to the General Manager and Head Office.
Skills You Need
We are seeking a proactive, technically focused manager with the following attributes:
- Experience: A minimum of 3+ years of experience in a dedicated Facilities Management role within residential blocks, commercial properties, or the BTR sector.
- Technical Qualifications: Relevant technical qualification (e.g., C&G, NVQ, HND) in a building services or engineering discipline. A NEBOSH/IOSH qualification is highly desirable.
- Compliance Expertise: In-depth knowledge of current UK building regulations, Health & Safety legislation, and fire safety codes relevant to residential blocks.
- Contract Management: Proven ability to tender, negotiate, and manage multi-disciplinary service contracts efficiently.
- IT Proficiency: Competence in using Computerised Maintenance Management Systems (CMMS) or Helpdesk software and property management systems.
- Problem-Solving: Strong diagnostic skills and the ability to solve complex M&E and fabric issues quickly and efficiently.
