Maintenance Operative - Build To Rent in Manchester

Hyperion Partners is working on behalf of a leading Build to Rent operator to recruit an experienced Maintenance Operative to join the on-site team across two high-quality residential communities in Manchester. This is a hands-on, resident-facing position where you will be the first point of contact for maintenance issues within residents’ apartments and across the wider developments. We are looking for someone who combines strong practical maintenance skills with excellent customer service. You’ll be a familiar face across the sites, building strong relationships with residents while ensuring both developments are maintained to a high standard. The Role As Maintenance Operative, you will work closely with the wider on-site, maintenance and front-of-house teams to provide a responsive and efficient maintenance service. Your responsibilities will include: * Carrying out reactive and planned maintenance within residential apartments and communal areas * Completing minor plumbing, joinery, painting, decorating and general repair works * Acting as the first response to maintenance issues reported by residents * Carrying out pre-let and apartment turnaround works * Completing painting and decorating works as part of apartment turns * Diagnosing maintenance issues and completing repairs where possible * Escalating specialist or more complex works to the appropriate contractor * Working closely with other Maintenance Operatives to ensure works are completed efficiently * Liaising with Front of House and site management regarding outstanding maintenance requests * Carrying out regular inspections of communal areas, hallways and fire escapes * Identifying and reporting Health & Safety concerns * Ensuring communal areas and fire routes remain clear and safe * Assisting with maintenance stock control and ordering * Supporting general estate duties, including external areas and waste management About You The successful candidate will be resident-focused, practical and proactive, taking pride in both the quality of their workmanship and the service they provide. You will ideally have: * At least 3 years’ maintenance experience * Previous experience within Build to Rent, residential property, PBSA, hotels, hospitality or a similar environment * Good all-round maintenance and trade knowledge * Practical experience with minor plumbing, painting & decorating and joinery * Strong fault-finding and problem-solving skills * Excellent customer service and communication skills * A professional and approachable manner when working inside residents’ homes * A good understanding of Health & Safety * Relevant trade qualifications would be advantageous You’ll become an integral part of the on-site team, working in an environment where the quality of the resident experience is just as important as the quality of the maintenance service.
