The Opportunity

We are recruiting on behalf of a prestigious Build to Rent (BTR) Operator looking for a Facilities Coordinator to join one of London’s most iconic residential developments. This isn’t your standard back-office maintenance role. You will be the heartbeat of the building, ensuring that the physical environment matches the five-star lifestyle promised to residents. From coordinating reactive repairs to managing major service contracts, you will play a pivotal role in creating a seamless living experience.
Key Responsibilities
- Asset Management: Oversee the day-to-day maintenance of apartments, social lounges, gyms, and communal roof terraces.
- Contractor Management: Act as the primary point of contact for external MEP, cleaning, and security contractors, ensuring KPIs and SLAs are met.
- Compliance & Safety: Maintain rigorous health and safety standards (H&S), ensuring the building remains fully compliant with fire safety regulations and statutory inspections.
- Planned Preventative Maintenance (PPM): Assist the Facilities Manager in scheduling and executing the annual PPM calendar.
- Resident Experience: Work closely with the Front of House team to resolve resident maintenance issues swiftly, ensuring minimal disruption to their home life.
- Budgeting: Assist in tracking the service charge budget and raising purchase orders for necessary works.
The Ideal Candidate
- Experience: Proven track record in Facilities Coordination, ideally within Residential (BTR/PBSA), Luxury Hospitality, or High-End Commercial Property.
- Knowledge: A solid understanding of building systems (HVAC, Life Safety Systems) and Health & Safety legislation (IOSH or NEBOSH is a plus).
- Tech-Savvy: Comfortable using CAFM (Computer-Aided Facilities Management) systems and resident apps.
- Mindset: A "no task is too small" attitude with the ability to remain calm under pressure and handle multiple priorities in a fast-paced environment.
