The company approaches each project with high standards, striving to minimise waste and reduce carbon footprint in its designs and construction. Due to a consistency in work winning opportunities, the company is looking to add another Preconstruction Manager to the team.
Responsibilities
- Lead the pre-construction phase from tender invitation through to contract award.
- Prepare and manage tender documents, bid management, design coordination, and early-stage cost and risk planning to ensure bids are competitive, technically robust, and strategically aligned.
- Manage and mentor the pre-construction team (estimators, designers, bid coordinators).
- Analyse tender documents, identify risks and opportunities, and provide technical and cost input.
- Develop tender programmes and ensure compliance with timescales, resources and contractual requirements.
- Oversee design coordination from concept through detailed design, ensuring constructability, sustainability, and compliance.
- Prepare detailed pre-construction reports, cost estimates, value-engineering options, and risk assessments.
- Build and maintain strong relationships with clients, design consultants, supply chain and internal stakeholders.
- Ensure all tender submissions are high-quality and complete.
- Monitor the pipeline of opportunities, workload, resource allocation and bid strategy.
Skills & Experience
Essential
- HNC/HND or degree in Construction, Civil Engineering, Architecture or related discipline.
- Minimum 5-10 years experience in pre-construction, tendering, estimating or a similar role within the commercial refurbishment and fit out space.
- Track record of preparing and winning bids/tenders.
- Strong cost estimating, value-engineering, and programme scheduling skills (Microsoft Project, Primavera P6, ASTA or similar).
- Understanding of NEC/JCT contracts and procurement routes.
- Familiarity with design management and BIM.
- Strong communication, leadership and organisational skills.
- Commercial awareness and the ability to work under pressure and meet tight deadlines.
Desirable
- Professional membership (e.g. CIOB, RICS, CIAT).
- Proven track record of converting pitches into live projects.
- Knowledge of sustainable construction methods and CDM regulations.
- Experience with bid-management software.
