Surveyor – Commercial Property\\nWest Midlands | Up to £35,000\\n\\nWe are looking for a skilled Surveyor to join our Portfolio/Estates Management team, working with a globally recognised organisation. This role focuses on managing the operational efficiency of the client’s portfolio, ensuring compliance with lease terms, statutory requirements, and industry best practices.\\n\\nThis is an excellent opportunity for someone with strong attention to detail, numerical skills, and the ability to work both independently and as part of a team. You will act as a key liaison between landlords, tenants, and third parties, ensuring smooth operations and uninterrupted occupancy.\\n\\nResponsibilities:\\n\\n * Lead property exit strategies for leasehold sites, minimising liabilities and optimising outcomes\\n\\n * Identify and mitigate risks related to property management, including lease compliance and regulatory changes\\n\\n * Advise on lease renewals, rent reviews, and break clauses with support from internal teams\\n\\n * Identify cost-saving measures, focusing on service charges and outgoing costs\\n\\n * Deliver accurate and timely client reports and oversee subtenant income collection\\n\\n * Support client sustainability objectives and promote ESG-aligned initiatives\\n\\n * Utilise property management software and analytics to enhance portfolio performance\\n\\n * Collaborate with internal teams to provide integrated solutions tailored to client needs\\n\\n * Identify opportunities to expand services within the portfolio and assist in business development\\n\\n * Provide mentorship and support to junior colleagues, helping with their growth and development\\n\\nExperience Required:\\n\\n * Degree in Estate Management or a related field, or at least five years of equivalent experience\\n\\n * MRICS or equivalent preferred but not essential\\n\\n * Minimum of two years’ post-qualification property management experience\\n\\n * Proficiency in property management software and Microsoft Office Suite\\n\\n * Strong knowledge of relevant legislation and compliance requirements\\n\\nThis is a great opportunity to work on a prestigious portfolio within a forward-thinking team, offering career growth and development potential
