Experienced Conveyancing Solicitors, are you ready to step into a conveyancing leadership role? Hutchinson & Buchanan are looking for an experienced, qualified Conveyancing Solicitor to join our Residential Conveyancing team. You’re dedicated to providing exceptional service, ensuring smooth and efficient property sales and purchases. You should have a minimum of 5 years previous experience, post‑qualification. Ideally, you’ll be confident in managing a small conveyancing team. However, we’re open to perhaps a younger, less experienced solicitor to grow into that role, reporting directly to our two partners. If you have experience dealing with private client work too, that would be a bonus.

Based in the heart of Ripon in a Grade II listed building, our thriving high street practice comprises two partners, two associate solicitors and a dedicated legal and administration support team that keeps our work flowing. The Basics:

  • Job Type: Conveyancing Solicitor. Full-time, Permanent
  • Schedule: Monday to Friday, 0900 – 1700 (with one hour for lunch)
  • Work Location: In-person, central‑Ripon, North Yorkshire
  • Hierarchy: You’ll report to our partners, Andrew and Richard.
  • Preferred start date: ASAP

Key Responsibilities:

  • Transaction Management: Oversee and manage the entire conveyancing process from initiation to completion.
  • Document Preparation: Draft and meticulously review contracts, leases, and other legal documents to ensure accuracy and compliance.
  • Stakeholder Liaison: Act as the primary point of contact, liaising with clients, solicitors, estate agents, and other parties involved in the transaction.
  • Property Searches: Conduct comprehensive property searches and investigate title deeds to identify any potential legal issues.
  • Negotiation: Skillfully negotiate terms and conditions of property transactions to safeguard clients’ interests.
  • Compliance: Ensure all legal requirements and deadlines are met throughout the conveyancing process.

Required Skills and Qualifications:

  • You must be fully qualified as a solicitor.
  • Experience with commercial property would be an advantage but is not necessary.
  • Have detailed knowledge of Conveyancing Quality Scheme Accreditation.
  • Have strong organisational skills and the ability to prioritise your workload within a high volume conveyancing environment.
  • Have experience dealing with both leasehold and freehold sales and purchases without supervision.
  • Have in-depth understanding of conveyancing laws and procedures, and a high level of accuracy and attention to detail in document preparation and review.
  • Have 5 years minimum (preferred) fee earning experience.
  • You should ideally have experience with the Leap system, especially around time recording and self‑billing.
  • Have exceptional verbal and written communication skills for effective interaction with clients and stakeholders, and proven ability to negotiate effectively on behalf of clients.
  • Have a positive and friendly manner and present a smart and professional appearance.
  • Be able to work well as part of a team.
  • Have excellent IT skills.
  • Be capable of networking (when required) and building strong relationships with local estate agents.
