You will be managing the provision of the Planned Maintenance service to the housing assets, ensuring best practice in housing assets management and focusing on always achieving and maintaining housing decency. The overall purpose of the role is to lead all planned maintenance investment works for Hundred Houses including:

  • Delivering planned maintenance investment works and Social Housing Decarbonisation Fund (SHDF) projects to create sustainable, energy-efficient social housing.
  • Managing contracts and contractor relationships through the investment work programmes.
  • Working closely with stakeholders within our organisation and within key partner organisations.
  • Accountable for the setting and delivery of budgets in line with the organisational goals and guaranteeing value for money is achieved.
  • Focusing on developing a positive and motivating employee culture.
  • Ensuring customers receive a well-planned, safe and effective service which meets best practice in resident liaison and communication.

Reporting to the Head of Property & Sustainability, you will manage a team of contractors and consultants contributing to the planned maintenance investment programmes. You will work closely with colleagues to ensure a coordinated approach to the delivery of housing priorities and projects along with:

  • Introducing and developing new and/or better methods of providing and delivering the works programmes and asset management.
  • Ensuring all Hundred Houses Properties meet the Decent Homes Standard.
  • Supporting the delivery of the sustainability and net zero strategy.

The ideal candidate will have a detailed knowledge of building construction, health and safety, particularly CDM Regulations along with the qualifications, experience and skills required to lead a planned maintenance service area:

  • Property degree, or training/experience to this qualification or equivalent property qualification (i.e. RICS/CIOB).
  • Technical knowledge and understanding of property surveying and building construction.
  • Experience and knowledge of contract management within maintenance and construction.
  • Health and Safety Awareness and knowledge of property-related legislation.
  • Practical knowledge and understanding of setting up technical specifications for tendering contracts.
  • Supervision of contractors on building works in occupied properties.
  • Procurement and contract management.
  • Excellent communication, influencing and negotiation skills.
  • Excellent written, numerical and verbal skills, ability to think strategically and solve complex problems.
  • Highly developed customer care and interpersonal skills.
