Our client is seeking a highly capable Design Manager to take ownership of design coordination and technical delivery across complex interior, fit-out, and specialist subcontract packages. This role will suit someone confident leading the flow of design information, managing stakeholders, and ensuring compliance with building regulations, standards, and project specifications.

You will act as the technical hub between architects, consultants, manufacturers, and internal project teams—ensuring that designs are accurate, coordinated, and delivered on time.

Key Responsibilities

  • Design Coordination & Compliance
    • Review design information, specifications and project requirements (including K10, K40, Fire Strategy, Acoustic Strategy and detailing constraints).
    • Review all contract documents to understand design responsibility, scope and project obligations.
    • Ensure design compliance with current Building Regulations, British Standards, fire strategy requirements and manufacturer guidelines.
    • Identify design risks and opportunities early and propose solutions.
  • Stakeholder & Consultant Management
    • Liaise directly with architects, main contractors, building control and project consultants during design meetings and technical workshops.
    • Work closely with manufacturers to validate system compliance, develop specifications, and produce detailed technical solutions.
    • Coordinate design with other trades including MEP, joinery, façades and structural elements.
  • Design Deliverables & Process Management
    • Set up and manage design deliverables and work with the Project Manager to create a comprehensive design programme.
    • Track, record and report progress against design deliverables using document control systems.
    • Issue, manage and record RFIs through the project’s design portal/document platform.
    • Produce technical submittals, coordinated CAD drawings and support BIM delivery where required.
    • Attend BIM workshops and liaise with BIM consultants to deliver coordinated BIM packages.
  • Technical Excellence & Document Control
    • Issue drawings and technical documents for review; record comments and update packages as required.
    • Maintain high standards of document control, version tracking, and design approval processes.
    • Develop internal design procedures, templates, and technical reference information for the wider team.
  • Site Support & Problem Solving
    • Visit sites to review technical issues, provide clarification and ensure installation aligns with design intent.
    • Work closely with design coordinators to support their development and share best practice.
  • Commercial Support
    • Track, record and communicate design variations to the project QS.
    • Assess commercial impact of design changes and ensure variations are captured promptly.
    • Support the estimating team during tender submissions by providing technical clarification and design guidance.
  • Team & Business Contribution
    • Attend monthly design meetings to share updates, technical challenges, and lessons learned.
    • Support wider business initiatives and provide input on ad-hoc design tasks.

Experience & Skills Required

  • Experience as a Design Manager, Senior Design Coordinator, Technical Manager or similar role within interiors, fit-out, joinery, façades, passive fire protection, or specialist subcontracting.
  • Strong understanding of building regulations, fire strategy requirements, acoustic detailing, and UK construction standards.
  • Proficiency with CAD (AutoCAD, Revit beneficial), document control systems, and design management workflows.
  • Ability to manage multiple stakeholders and lead design workshops confidently.
  • Strong technical mind-set with excellent attention to detail and problem-solving skills.
  • Experience working across RFI workflows, submittals, design approvals and technical coordination.
