We’re looking for an organised and proactive Property Manager to join a busy residential lettings team. You’ll take ownership of a shared portfolio, ensuring properties are well-managed, compliant, and delivering a first-class experience for both landlords and tenants. Key Responsibilities
- Portfolio Management
- Manage a portfolio of residential properties, ensuring high standards are maintained at all times.
- Oversee day-to-day operations, resolving issues quickly and efficiently.
- Landlord & Tenant Relationships
- Build and maintain strong relationships with landlords and tenants.
- Act as the main point of contact, handling queries and resolving issues professionally.
- Maintenance & Repairs
- Coordinate maintenance requests from start to finish.
- Instruct and manage contractors in line with landlord instructions.
- Carry out property visits, mid-term inspections, and follow-ups.
- Ensure all works are completed on time and to a high standard.
- Contractor Management
- Source, instruct and manage reliable contractors and service providers.
- Maintain strong working relationships to ensure quality and efficiency.
- Financial Responsibilities
- Monitor rent payments and manage arrears.
- Support rent reviews and ensure accurate reporting.
- Assist with deposit returns, disputes, and end-of-tenancy processes.
- Compliance & Legislation
- Ensure all properties meet current lettings legislation and safety requirements.
- Manage certifications, notices, and legal compliance (including Section 8 where required).
- Tenancy Changes
- Handle renewals, terminations, and move-out processes.
- Conduct final inspections and manage deposit negotiations.
