Job Description Summary:

This is a Full Time, Permanent position.

The Council are seeking an experienced property professional to manage the disposal of land & buildings and to promote development & refurbishment opportunities.

ROLE AND PURPOSE

The post holder will work within the Valuation & Consultancy team to provide an integrated professional property advice service to other departments within Hull City Council and to actively dispose of surplus property assets to achieve annual capital receipt targets.

They will be the first point of contact for all parties interested in acquiring available surplus property assets and will work with the Valuation & Consultancy team to assist in the development and delivery of a highly efficient and effective service.

They will develop social media platforms marketing the available property and generating potential leads. The postholder will produce marketing particulars, organise viewings of available properties, negotiate disposal terms, carry out AML and credit checks, liaise with legal services and work with the team to maximise capital receipts.

They will work with the Estates Team to support the delivery of the Council’s Corporate Plan, Corporate Property Strategy and Service Area objectives in relation to the corporate property estate.

PRINCIPAL ACCOUNTABILITIES:

  • Work as part of a team to deliver an integrated professional service to the Council
  • Provide an effective and responsive “first point of contact” for all potential purchasers.
  • Coordinate the marketing of surplus property assets, update enquiries database and prepare regular progress reports.
  • Respond to enquiries, arrange and attend viewings with potential purchasers and understand the complexities of the properties so as to be able to answer direct questions arising from the viewing such as price, tenure, size, rates, etc.
  • Develop the team’s exposure on social media and update social media with good news stories and available commercial properties.
  • Manage database systems and provide timely and accurate information that contributes to the reporting system.
  • Preparing accurate marketing particulars, maintain the Council’s property web portal and promote the Council and available properties using social media.
  • Undertake the negotiation of disposal terms with purchasers
  • Respond sensitively to customers and make informed and impartial decisions whilst following the Council’s policies, procedures, and legislation to manage all casework
  • Maintain the confidentiality of information in accordance with the Council’s data protections policies.
