HSP Commercial Ltd is a growing construction and property services contractor delivering refurbishment, maintenance, fit‑out and reactive works across the North West. We work across commercial, education, healthcare, leisure, heritage and public sector projects, providing our clients with professional construction services from initial enquiry through to project completion. Small works contracts, reactive maintenance and short–duration schemes typically range in value from £5k to £250k.

Due to continued growth, we are looking to recruit an experienced and commercially minded Traditional Building Estimator to support our Commercial Department.

The Role

Working alongside our Commercial Director and Quantity Surveying team, you will be responsible for pricing a wide range of construction and maintenance projects, from reactive maintenance and minor works through to larger refurbishment and fit‑out schemes. This is a varied role that will involve site surveys, estimating, procurement support and assisting with the commercial management of ongoing projects.

Key Responsibilities

  • Carry out site surveys and inspections.
  • Prepare detailed cost estimates and quotations.
  • Review drawings, specifications and tender documents.
  • Obtain and analyse subcontractor and supplier quotations.
  • Price reactive maintenance works and planned maintenance projects.
  • Prepare schedules of works and scopes for subcontractors.
  • Support the Quantity Surveying team with cost planning and project budgets.
  • Liaise with clients, consultants, subcontractors and suppliers.
  • Assist with procurement and value engineering exercises.
  • Maintain accurate records using HSP’s project management systems.

Essential Requirements

  • Previous experience as an Estimator within the construction industry.
  • Strong knowledge of traditional building methods and construction practices.
  • Ability to read and interpret construction drawings and specifications.
  • Experience pricing refurbishment, maintenance and small works projects.
  • Strong commercial awareness and attention to detail.
  • Excellent communication and organisational skills.
  • Full UK Driving Licence.
  • Proficient in Microsoft Office packages.

Desirable Experience

  • Experience within reactive maintenance and planned maintenance sectors.
  • Estimating, Quantity Surveying or construction–related qualification would be an advantage, but a proven track record and trade background will also be highly valued.
  • Experience working on heritage, listed building or refurbishment projects.
  • Knowledge and awareness of JCT contracts and construction procurement processes.
  • Experience using estimating software and project management platforms.
