About the Role

We're looking for an experienced Senior Quantity Surveyor to lead our commercial and pre-construction function across multiple projects, taking responsibility from initial enquiry through to final account. Working directly alongside our Managing Director, you'll prepare estimates, manage procurement, administer JCT contracts, produce construction programmes, deliver fortnightly client valuations and keep every project commercially on track. You'll also provide leadership to our Project Coordinator, ensuring our commercial administration, procurement processes and document control operate efficiently. This is a broad, hands-on role for someone who wants more than a traditional QS position, with genuine influence over commercial strategy and a clear pathway to a future Commercial Manager role as Broad Construction continues to grow.

What You'll Be Doing

  • Commercial Management: Leading the commercial management of multiple projects, from pre-construction through to final account; producing budgets, cost plans and monthly Cost Value Reconciliations (CVRs); forecasting cash flow and final accounts, and reporting commercial performance to the Directors.
  • Estimating & Pre-Construction: Preparing detailed estimates for luxury residential construction, refurbishment and maintenance projects; carrying out accurate quantity take-offs and identifying value engineering opportunities; attending client, architect and consultant meetings.
  • Procurement: Developing procurement strategies, issuing tender enquiries and negotiating subcontractor and supplier pricing; appointing subcontractors and suppliers, and managing procurement schedules against the build programme.
  • Contract Administration & Valuations: Administering JCT contracts and preparing Letters of Intent; preparing fortnightly interim valuations, capturing variations, and negotiating final accounts.
  • Programme Management: Producing detailed construction and procurement programmes; working closely with Site Managers to keep projects on track, and flagging risks early.
  • Leadership: Supporting and guiding our Project Coordinator; helping to develop and improve internal systems, procedures and workflows.

About you

You will be commercially astute and detail-focused, a proactive problem-solver who takes ownership without waiting to be asked, and a natural relationship-builder with clients, consultants and suppliers alike. Most importantly, you'll be ready to grow with an ambitious, expanding business.

Essential requirements:

  • Significant experience as a Quantity Surveyor or Senior Quantity Surveyor
  • Experience within residential construction, ideally luxury residential
  • Strong estimating, quantity take-off and procurement/negotiation skills
  • Good understanding of JCT contracts
  • Experience preparing valuations, variations and final accounts
  • Confidence producing construction programmes (Microsoft Project or similar)
  • Strong Excel skills, excellent organisation and communication
  • Full UK driving licence

Desirable requirements:

  • Degree in Quantity Surveying or Construction Management
  • Experience with Bluebeam, CostX or similar take-off software
  • Working towards or holding MRICS or MCIOB
  • Experience with property development and planned maintenance contracts
