Job Description

This role will be responsible for managing a varied caseload of auction property matters while providing exceptional levels of client service. It involves acting for private individuals, investors, housing associations, and corporate clients, as well as assisting Senior Associates and Partners with all aspects of property transactions relating to auction sales and purchases.
Duties and Responsibilities
As an Auctions Solicitor, you will be responsible for:
- Managing a diverse caseload of auction property matters, including both residential and commercial transactions
- Preparing auction legal packs, ensuring all necessary title documents, searches, leases, special conditions of sale, and planning documentation are complete and accurate.
- Advising clients on legal risks associated with auction sales and purchases, including complex title issues, restrictive covenants, easements, and overage provisions.
- Dealing with pre-auction enquiries, liaising with estate agents, auction houses, surveyors, and clients to ensure transactions proceed smoothly.
- Handling post-auction transactions efficiently, including completion of contracts, managing deposit payments, and registration formalities.
- Assisting in the sale and purchase of freehold and leasehold properties through auction, including investment properties and properties subject to tenancies.
- Advising on repossessions, probate sales, and properties sold on behalf of mortgagees in possession or public bodies.
- Working on a variety of high-value and portfolio auction sales and purchases.
- Liaising with lenders in respect of secured lending where properties are sold or purchased via auction.
- Supporting the wider Commercial and Residential Property teams with technical advice on auction-related matters.
- Using a Case Management System to maintain accurate and up-to-date records.
- Maintaining a high standard of client service, progressing matters promptly to meet deadlines, especially within the compressed timescales of auction transactions.
- Keeping up to date with changes in auction and property law and ensuring compliance with current regulations and best practice.
- Working closely with the Director and Head of Department on departmental targets and objectives.
- Supporting the firmโs business development activities by building client relationships and attending networking events.
- Managing a small team of legal assistants.
- Maintain high levels of client and company confidentiality.
- Any other reasonable duties and responsibilities as directed by your line manager or Director.
Essential Skills, Knowledge & Experience
- 2-3 years PQE is preferable, but not essential
- A qualified and motivated solicitor with demonstrable experience in property law, ideally with a strong focus or prior experience in auction sales and purchases.
- Thorough understanding of the auction process and the legal considerations specific to auction properties.
- Experience in handling complex conveyancing matters including unregistered land, adverse possession, short deadlines, and issues affecting title.
- Comfortable managing a varied caseload and working under pressure in a fast-paced, time-sensitive environment.
- Exceptional attention to detail and ability to work with minimal supervision.
- Excellent client-facing skills with a proactive, solution-focused approach.
- Strong organisational and communication skills, both written and verbal.
- Proficient in using Case Management Systems and other legal technology tools.
- Ability to contribute to business development and generate work through networking and client referrals.
- Committed to continuous professional development and staying current with property and auction law changes
- Excellent communication skills, both written and verbal at all levels.
- Excellent general IT skills, with the ability to quickly learn and adapt to new systems.
- Strong level of literacy and numeracy.
