Here at Howells we are working with a leading Construction Contractor to recruit a Pre Construction Manager to join their team in Yorkshire working on high-rise and high-risk housing refurbishment projects. We are looking for somebody who has experience within Social Housing Planned Works, Regeneration, and complex refurbishment schemes involving fire safety, structural remediation, and building compliance works.
The primary focus of this role will be to assist in the preparation of an outline project approach setting forth preliminary goals which include overall scope of work, design intent, preliminary budget, programme, compliance strategy, and assignment of project team structure and responsibilities.
- Preparation and presentation of project pack to regional team
- Review all project documents for completeness, compliance, and accuracy
- Collate and provide draft construction programme
- Produce and maintain a project risk register with a focus on high-risk building safety and compliance matters
- Develop bid scope for trade packages and vet subcontractors to ensure compliance with bid scope, competency requirements, and Building Safety regulations
- Liaise and collaborate with commercial team to prepare and present project cost plan
- Prepare and present a project social value offer
- Collaborate with strategic supply chain to ensure a best value offer is included in all cost plans incorporating social value and local training commitments
- Support the coordination of design development, statutory approvals, fire safety compliance, and resident safety considerations throughout the pre-construction phase
- Ensure all pre-construction activities align with current Building Safety Act requirements and PAS 9980 and FRAEW considerations where applicable
We are looking for you to manage and drive the end-to-end process of pre-construction on high-rise and high-risk refurbishment projects. This will include coordination of design, programme, cost management, compliance, resident engagement, and customer expectations.
To be successful in the role you will have the ability to lead and influence at all levels to deliver outstanding results, successfully develop relationships to create future opportunities, and have a proactive approach to risk management, building safety, and value add.
