Are you an experienced housing professional who wants to see the results of your work in the places you manage and the people who live there? Housing Pathways Trust (HPT) is looking for a Property Manager to take charge of a small patch of up to 120 properties, delivering hands-on housing management with a focus on voids, income collection, co-ordinating repairs and resident engagement.
About us
HPT is a registered charity providing around 270 almshouses across 19 sites in London and the surrounding areas for people over 50. We are a small, forward-thinking organisation that takes pride in the quality of what we do: 84% of our residents expressed satisfaction with our services in the most recent survey, and we intend to build on that. Because we are small, you will not be one of many. You will have a real say in how services are shaped, report directly to the Senior Property Manager, and see decisions made and acted on quickly.
The role
You will hold comprehensive, customer-focused property management responsibility for your patch, based at our Ealing office with hybrid working and regular site visits. Day to day, you will:
- Manage empty properties from the day they become vacant through to allocation, keeping void periods to a minimum
- Take ownership of income collection on your patch, working with residents at an early stage to prevent and resolve arrears
- Co-ordinate reactive repairs with contractors, ensuring an accountable, value-for-money service and a high standard of cleaning and grounds maintenance
- Keep HPT compliant with its landlord health and safety obligations through regular checks and collaboration with contractors and specialist consultants
- Engage actively with residents so that their views shape service delivery, resolving breaches of occupancy agreements and anti-social behaviour, and signposting residents to support where needed
- Hold budget responsibility for your sites, validating and processing invoices and contributing to major and cyclical repair programmes
You will report to the Senior Property Manager and participate in the out-of-hours on-call rota (around one week in four; calls are handled by a 24/7 call centre, so the volume reaching staff is very low).
About you
You will be experienced in all aspects of housing management, with at least four years in a housing association, local authority, almshouse charity or property management setting. You will bring:
- A strong track record across voids, income collection and repairs co-ordination
- Good knowledge of repairs, maintenance and landlord compliance
- Experience of, and empathy with, the issues facing older and vulnerable people, and a sound understanding of safeguarding
- An understanding of the legal and regulatory framework for charities and registered housing providers
- Excellent customer service, communication and organisational skills, and the confidence to handle challenging situations positively
- A minimum of five GCSEs at grade C or above (or equivalent) including Maths and English, and a commitment to continuing professional development, including a willingness to work towards housing qualifications
