To go beyond the standard expectation of providing a service for residents with great care, to enrich their lives as part of a dedicated and valued support team. You will play a crucial role in ensuring the safety and well-being of our residents and staff. As well as maintaining the overall presentation of the accommodation and outdoor spaces, you will enhance resident satisfaction with efficient working practices. The role will involve all aspects of high-quality responsive property maintenance as well as planned maintenance and cleansing to a standard defined by THN and the Director of Operations. The role involves professional curiosity with the ability to identify and report safeguarding concerns. To act as an ambassador for The Housing Network, to promote its mission and values. Responsibilities
- Daily use of a mobile telephone, iPad or laptop along with operations and compliance applications to input and update reporting systems.
- Carry out scheduled work on void properties to bring back up to a high standard and in accordance with the company's standards.
- Complete regular property inspections, ensuring all necessary compliance and health and safety requirements are met.
- Carry out reactive maintenance within prescribed timescales.
- Work as part of a dispersed team, requiring good communication and willingness to engage with colleagues in your physical area and the Luton office.
- Engage effectively with residents, their families and colleagues daily; liaise with contractors and coordinate services to ensure high quality and standards.
- Liaise with local authority housing officers, other public sector organisations, charities and community groups as required.
- Garden, fencing, bathroom and kitchen repairs (including changing taps), repairing or replacing broken windows, furniture and rubbish removals, putting up curtain poles and blinds, reporting health and safety incidents, basic knowledge of gas boilers and electric heating systems.
- Lead by example and uphold THN’s values while maintaining a robust compliance culture.
Qualifications
- Excellent communication skills.
- IT skills and confidence using a mobile phone or iPad.
- Full UK driving licence.
- Problem solving and professional curiosity.
- Essential maintenance capabilities: basic knowledge of electrics; proven track record of repairs and maintenance work in a multi-site environment; basic carpentry including door hanging; finishing skills such as joinery, plastering and tiling; diagnosing boiler issues and suggesting repairs; lock changing; basic plumbing including changing toilet internals.
- Desirable maintenance capabilities: cleaning experience and understanding of cleaning standards; ability to replace double or single glazed units; qualified PAT tester knowledge.
- Understanding of safeguarding and ability to identify and report concerns.
- Understanding of working in a supported housing environment.
- Understanding of Gas Safe requirements.
- Desirable: knowledge of fire safety legislation and health and safety legislation.
