1. Purpose of the Role
To provide expert forensic investigation and quantitative analysis of damp and mould issues within residential and commercial properties. This role goes beyond visual inspection to provide certified microbiological evidence required for legal compliance (Awaab's Law), insurance claims, and health impact assessments.
2. Key Responsibilities
- On-Site Forensic Inspection: Conduct thorough property surveys using advanced diagnostic tools (thermal imaging, moisture meters, hygrometers) to identify moisture sources and hidden mould growth.
- Sample Collection Protocols: Perform professional sampling following industry-standard protocols (e.g., BS EN 17141:2020):
- Surface Sampling: Using sterile swabs or tape lifts to identify specific mould species.
- Air Sampling: Utilizing bio-samplers (active sampling) to measure airborne spore concentrations (CFU/m³) compared to outdoor control samples.
- Dust/Bulk Sampling: Collecting settled dust for DNA-based (qPCR) analysis of concealed mould.
- Laboratory Liaison: Act as the primary link to UKAS-accredited laboratories. Responsibilities include managing the "Chain of Custody" for samples, ensuring proper transport conditions, and interpreting complex microbiological results.
