Hybrid Working - 2 days on site, 3 days at home

We are representing one of the UK's most established Property & Block Management companies, who are looking to add an experienced Property Manager who has a good, overall knowledge of the Block Management role. The role would suit a candidate from a Property Management or Block Management background as some, but not all, training can be given.

Purpose of Role

The Property Manager will oversee the comprehensive housing management of new-build properties in Abbey Wood, London, while remotely managing Cadence, Kings Cross. This role involves managing a mix of tenures, including Discount Market Rent (DMR) and private shared ownership units, alongside service charge accounts. As a customer-facing role, the Property Manager will ensure a high standard of service for residents. The position is primarily site-based, with occasional flexibility for remote work.

Key Responsibilities

  • Resident & Community Engagement
  • Serve as the primary contact for residents in Build to Rent (BTR) and private shared ownership properties.
  • Oversee the full tenancy journey for DMR and BTR units, including viewings, move-ins, and move-outs.
  • Enhance resident experience through quarterly engagement activities to foster a sense of community.
  • Coordinate and lead resident meetings and on-site ESG strategy events to promote sustainability and community engagement.
  • Handle resident queries and manage the defects process with developers, adhering to the Defect Liability Period and established procedures.
  • Building & Compliance Management
    • Manage building operations, including general repairs, defect monitoring, and estate services.
    • Tender and oversee contractors for cleaning, gardening, and monthly PPM tasks (compliance).
    • Conduct regular property inspections and provide reports on building and grounds conditions.
    • Ensure compliance with health & safety (H&S) regulations, fulfilling landlord and management obligations.
    • Perform weekly void flushing for unoccupied units.
  • Financial & Performance Management
    • Manage the site’s service charge budget and provide annual reports.
    • Meet client KPIs, ensuring timely and accurate monthly reporting.
    • Support the Regional Manager in achieving performance targets.
  • Tenancy & Lettings Administration
    • Handle all tenancy-related tasks, including deposit negotiations and general administration.
    • Conduct viewings and facilitate move-ins for vacant DMR and shared ownership units.
    • Oversee and log tenant repairs within KPI timescales, ensuring timely resolution.
  • Additional Duties
    • Maintain strict confidentiality of resident and shared owner information.
    • Undertake reasonable additional responsibilities as requested by the Regional Manager.

    About You

    • Experience in Build to Rent, Residential Lettings, or Block Leasehold Management.
    • Friendly, approachable, and highly organized, with strong problem-solving and communication skills.
    • Flexible in working varied hours to meet residents’ needs.
    • Possess or be willing to obtain an ARLA Level 3 or MIRPM qualification.
