Overview:

We’re working with a well-established and highly regarded estate agency based in Loughton to recruit an experienced Block Manager. This is a fantastic opportunity to join a growing company that is actively expanding its block management division.

The ideal candidate will be confident managing a portfolio of residential blocks and units on behalf of existing landlord clients, while also playing a key role in developing new business and growing the block portfolio.

The Role:

This position will involve a blend of day-to-day block management and client relationship work, along with business development activity. You’ll be the main point of contact for landlords, leaseholders, and contractors, and will be given the tools and support to grow the block management side of the business.

Key Responsibilities:

  • Managing a portfolio of residential blocks and units
  • Acting as the main liaison between landlords, leaseholders, and contractors
  • Organising maintenance, repairs, compliance checks, and major works
  • Preparing and managing service charge budgets
  • Conducting site inspections and maintaining property standards
  • Handling Section 20 notices and leasehold queries
  • Identifying and securing new block management opportunities
  • Assisting the wider team with onboarding new instructions and clients

The Ideal Candidate:

  • Previous experience in residential block management is essential
  • Knowledge of leasehold legislation, service charges, and compliance matters
  • Strong organisational and communication skills
  • Comfortable working independently and managing your own time
  • Commercially aware with a proactive approach to growing a portfolio
  • IRPM qualification (or working towards) desirable but not essential
  • Full UK driving licence and access to a vehicle
