House of Gods is a PE-backed boutique hotel group with three properties across Edinburgh, Glasgow, and London, 130 rooms across a portfolio with further UK growth actively in the pipeline. We’re irreverent, design-led, and commercially sharp. We don’t do beige.

We’re looking for a commercially driven Cluster Revenue Manager to own the revenue strategy across all three House of Gods properties. You’ll report directly to the CFO and work closely with the General Managers to maximise RevPAR and TRevPAR, maintain low OTA dependency, and deliver accurate forecasts and budgets that PE ownership can rely on. This is a high-autonomy role for someone who can balance strategic thinking with hands-on execution. You’ll be the expert in the room on pricing, distribution, and performance and you won’t need hand-holding.

What You’ll Do

  • Forecasting & Budgeting: Own the annual revenue budget across all properties, building bottom-up forecasts by segment, channel, and lead time. Deliver weekly and monthly trading reports with clear variance analysis versus budget and prior year. Support the CFO with forward-looking scenarios for board reporting and PE stakeholder updates. Maintain a rolling 12 month demand and pace model using Duetto.
  • Direct Booking Growth: Maintain low OTA dependency while continuing to grow direct channel share. Work with marketing to design and optimise rate strategies, packages, and direct-only offerings that improve both RevPAR and TRevPAR. Set and manage rate parity across all channels, ensuring BAR integrity.
  • Reservations & Upsell Optimisation: Own the pre-arrival revenue window: continuously review booking pace, room availability, and rate mix to identify upgrade and upsell opportunities ahead of arrival. Work proactively with the reservations team to action those opportunities and convert them into revenue, rooms sold at the right rate, in the right category, at the right time. Leverage the full toolkit, Duetto, MEWS, and Oaky, alongside channel data to extract maximum revenue from every booking. Treat the strategy as a living model: track what’s working, test new approaches, and refine continuously based on performance data.
  • Revenue Strategy & Distribution: Build and maintain channel mix strategy across OTA, GDS, direct, and corporate. Use Duetto to optimise pricing, availability, and yielding across all segments. Manage OTA extranets and MEWS configuration to ensure data accuracy and rate consistency. Conduct weekly revenue meetings with each property GM, driving accountability and pace.
  • Performance & Analysis: Monitor STR and competitive set data; identify and respond to market shifts. Produce clear, board-ready revenue performance packs monthly. Track and improve KPIs: RevPAR, TRevPAR, ADR, Occupancy, Channel Mix, Direct Booking %, Upgrade Attach Rate, Oaky Upsell Revenue.

What You’ll Bring

  • 3–5 years in a revenue management role, ideally multi-site or cluster.
  • Demonstrable experience building or improving a reservations upsell programme, not just managing it.
  • Proven experience with Duetto (highly desirable; comparable RMS such as IDeaS or Atomize considered), MEWS PMS, and Oaky.
  • Strong forecasting and budgeting skills, comfortable owning a number, not just reporting it.
  • A demonstrable track record of maintaining low OTA dependency and growing direct bookings.
  • Sharp analytical instincts and confidence presenting to senior stakeholders.
  • Scotland-based or willing to relocate; able to travel to London properties as required.
