We are seeking an experienced Property Manager to lead the day-to-day operations of a vibrant student accommodation site in Bristol. This is a hands-on leadership role responsible for delivering exceptional resident experiences, achieving strong commercial performance, and ensuring full compliance with all regulatory and company standards.

As the key on-site leader, you’ll work closely with regional and central teams across operations, finance, marketing, IT and estates to ensure the property meets its operational, financial and customer satisfaction goals.

Key Responsibilities
  • Operational Management
    • Oversee daily site operations, ensuring compliance with company policies, health & safety regulations, and industry standards.
    • Maintain high standards of property presentation, safety, and maintenance.
    • Plan and manage all aspects of site operations including planned, cyclical and reactive maintenance.
    • Handle resident concerns promptly and maintain a positive community atmosphere.
    • Provide out-of-hours support when required.
  • Financial Performance
    • Manage budgets effectively, contributing to financial planning, reporting and performance.
    • Maximise occupancy and revenue through effective leasing, sales initiatives and local marketing activity.
    • Ensure timely rent collection, manage arrears and control operational costs.
    • Identify and deliver opportunities for additional income such as summer lettings or ancillary services.
  • Leadership and People Management
    • Lead, motivate and develop the on-site team, fostering a culture of excellence and accountability.
    • Oversee recruitment, training and performance management.
    • Conduct regular 1-2-1s and appraisals, setting clear objectives and development goals.
  • Customer Experience & Community
    • Act as the main point of contact for residents, delivering a supportive and engaging environment.
    • Drive resident satisfaction through exceptional service, proactive communication and community-building initiatives.
    • Organise and promote social and wellbeing events that enhance the student experience.
  • Sales, Marketing & Stakeholder Engagement
    • Conduct tours and viewings, providing an engaging and informative experience for prospective residents.
    • Maintain strong relationships with local universities, partners and stakeholders.
    • Support marketing campaigns to drive occupancy and strengthen brand presence in the local market.
  • Compliance & Safety
    • Ensure full compliance with all health & safety, data protection and property management regulations.
    • Maintain accurate operational records including risk assessments, testing logs and safety documentation.
    • Manage incident reporting, security, and escalation procedures in line with company policies.

About You

You’ll be a confident and proactive leader with a strong background in property or hospitality management, ideally within the student accommodation or residential sector. You’ll combine commercial awareness with a passion for delivering excellent customer experiences.

Essential Skills and Experience:
  • Proven experience in property or hospitality management, ideally in student or residential accommodation.
  • Strong leadership and team management capabilities.
  • Excellent communication and interpersonal skills, with a resident-first approach.
  • Financially astute, with experience managing budgets and financial performance.
  • Solid understanding of compliance, health & safety and property management best practice.
  • Ability to work flexibly, including participation in an on-call rota.
  • Highly organised with strong problem-solving and decision-making skills.
