We are partnering with a fast-growing and forward-thinking organisation within the purpose-built student accommodation sector, known for delivering high-quality living environments and exceptional resident experiences. As part of their continued growth, they are seeking a driven and experienced Sales Manager to lead a small team and play a key role in delivering occupancy, revenue, and commercial performance across a residential portfolio.

The Sales Manager will be responsible for leading and developing a team of Sales Executives, ensuring strong performance across the full sales cycle—from enquiry through to booking conversion. This is a hands-on leadership role requiring a balance of people management, data analysis, and operational delivery in a fast-paced, target-driven environment.

Key Responsibilities
  • Lead, manage, and motivate a team of Sales Executives with clear targets and accountability
  • Drive occupancy, revenue, and yield in line with portfolio objectives
  • Monitor pipeline activity, lead allocation, and follow-up to maximise conversion
  • Identify performance gaps and implement corrective actions quickly
  • Support peak trading periods and high-volume booking cycles
  • Assist with complex bookings and escalated enquiries where required
  • Provide day-to-day coaching, supervision, and structured feedback
  • Set and manage KPIs aligned with commercial targets
  • Conduct regular 1:1s and performance reviews
  • Support recruitment, onboarding, and ongoing training
  • Foster a high-performing, accountable, and collaborative team culture
  • Ensure effective lead management and consistent CRM usage
  • Track and analyse key funnel metrics (enquiries, appointments, conversions, lost opportunities)
  • Maintain high standards of data accuracy and reporting
  • Deliver regular performance insights and updates to senior leadership
  • Identify customer trends to inform sales strategy
Reporting & Forecasting
  • Support revenue and occupancy forecasting
  • Highlight risks, opportunities, and performance variances
  • Use data to drive tactical improvements and decision-making

Stakeholder Collaboration
  • Work closely with operational and site teams to align sales activity with availability and priorities
  • Translate strategy into clear, actionable plans for the team
  • Support marketing campaigns through effective lead follow-up and conversion
Customer Experience & Brand
  • Ensure all customer interactions reflect a high standard of service and professionalism
  • Maintain consistency across calls, tours, and digital communications
  • Use feedback to enhance the customer journey
  • Manage and resolve customer issues effectively
Governance & Compliance
  • Ensure adherence to internal processes and data protection standards
  • Maintain accurate documentation and CRM records

About You

You are a commercially driven sales leader with a proven ability to deliver results through both personal performance and team leadership. Experience in a sales leadership, supervisory, or senior sales role. Proven track record of delivering against targets (occupancy, revenue, or similar). Experience managing or mentoring a team. Strong understanding of sales pipelines and CRM systems. Ability to analyse data and translate insights into actions. Highly organised with a process-driven approach. Strong communication and stakeholder management skills. Resilient and comfortable working in a fast-paced environment. Experience within property, hospitality, student accommodation, or residential sectors. Exposure to budget management, forecasting, and P&L. Familiarity with regulated or compliance-led environments.
